Prices vary from roof to roof, and it comes down to:

- How big the roof is
- Building height and the viewpoints available
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

How a gutter survey works in Lenham Forstal
Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. Typical surveys look at water spilling over the gutter edge and water backing up from a hidden gutter, on valley gutters, parapet and box gutters and outlets and hoppers.
Somewhere as small as Lenham Forstal, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What this survey cannot tell you
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- Confirming asbestos in older rainwater goods
- Hidden sections we can’t view safely
- Pipes below ground level
If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey before booking. What a survey covers and doesn’t.

What we look for on each type of roof
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. It is inspected as far as safe access allows.
Aluminium and other metal gutters
Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.
Can I check my roof myself?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
What happens on the day
Every roof is different, but as a rough guide the survey takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. You’re welcome to ask questions while we are there. Around Lenham Forstal, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The loft space is checked for water marks if it is safe to get into.
- You get a written report with photos and recommendations.
Preparing for the visit
- Keep pets inside or away from the areas we are looking at
- Jot down any questions you want answered
- Have keys ready for side gates, garages or roof access doors

Your questions about gutter surveys in Lenham Forstal
Do you cover smaller places like Lenham Forstal?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
I let a flat near Lenham station. Can you check the roof?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
What happens after the survey?
We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Can you tell me if my old gutters contain asbestos?
No, that’s a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.
How long does a gutter survey take?
Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.
Will you photograph what you find?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
How fast do I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
Local roofs in Lenham Forstal
Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
For site and facilities teams at buildings such as The Lenham School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of the Holy Trinity: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What we are asked to look at in Lenham Forstal
Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before more damage is done.
Most people get in touch when they’ve noticed one of these:
- Fascia boards damaged by overflowing water
- Gutters packed with leaves or moss
- Downpipes that are split or coming away
- Valley or box gutters that overflow inside
If you own a rental within reach of Lenham station, the gap between tenancies is a good time to have the roof looked at.
