Roof survey in Caring: what you get
Our roof surveys cover Caring and the wider South East. Visits run on weekdays and at weekends. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, ring 07833 053749 or use the contact form. Typical surveys look at standing water on a flat roof and cracked mortar along the ridge, on lead flashings, chimney stacks and flat roofs.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
After the visit, you get a written report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Signs you need a roof survey in Caring
Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.
A survey makes sense if you’ve noticed:
- Cracked mortar along the ridge
- Gutters that overflow in heavy rain
- Gaps in the roof where coverings have gone
- Standing water on a flat roof
Stoneacre lies about 0.7 miles south-west, so building around Caring goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.
Before you book any roof surveyor
- Which viewpoints they use to see the roof
- What’s outside the scope of the survey
- Whether you can ask questions once you have the report
- Their report turnaround times
Before and after the survey
Here are a few things we’d tell any owner:
- Include dormers, porches and garages as you book
- Check the roof from ground level after storms
- Keep a record of damp patches and dates
- Have details of recent roof work to hand
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.
Keep the roof space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Check insulation does not block the airflow at the eaves.
Local roofs in Caring
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
If you own a rental within reach of Bearsted station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you run a business near The Mall Maidstone, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
Caring is about 3 miles east of Maidstone, in Kent. Wherever you are in Caring, we can come and survey your property. We cover towns and villages across Kent, from the larger towns to small villages.

What we cannot see
Without opening up the roof, some things stay hidden, so a survey has limits:
- Defects hidden under coverings or inside walls without opening up
- A structural engineer’s report
- A promise that the roof will not leak in future
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and doesn’t.
Roof types and parts we check
- Clay and concrete tiles
- Chimney stacks
- Flat roofs
- Lead flashings
- Natural slate
- The roof space
- Ridges, hips and valleys
DIY checks: what’s safe
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Why get it checked now?
Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. In a small place like Caring, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Caring questions
Will you come out to Caring?
Yes. Caring is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
How do I find out if my home in Caring is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Will the report say how many years my roof has left?
We do not give a number of years. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How do I arrange a roof survey in Caring?
Simply ring 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
Can you check whether my roof contains asbestos?
No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
How the survey works
Every roof is different, but as a rough guide the survey takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. You’re welcome to ask questions while we’re there. Older rural homes like those around Caring can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We check the roof from every safe viewpoint outside.
- Inside, we check the loft space where there’s safe access.
- We email a written report with photographs and recommendations.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- Keep pets in another room
- Have any questions written down, so nothing gets missed
