Roof surveys for homes and businesses in Willington
Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. We survey the roof space, clay and concrete tiles and flat roofs, and common reasons people get in touch are gutters that overflow in heavy rain and worn lead at chimneys and abutments.
In a smaller place like Willington, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.
The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether the roof structure meets design loads
- Faults hidden behind ceilings or boarding
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and does not.

Common questions in Willington
How do I find out if my home in Willington is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you survey roofs for landlords with property near Bearsted station?
Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or send us an email and let us know about the building, including who will give access on the day.
How much is a survey?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
Do you cover Willington?
Yes. We cover Willington and the rest of Kent, as part of our work across London and the South East. To book, ring 07833 053749 or drop us an email.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you get in touch and we’ll plan the survey around it.
Will the report say how many years my roof has left?
Not as a figure. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
What happens on the day
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Some parts of a survey depend on the weather, so a visit to Willington is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
Preparing for the visit
- Keep pets in another room
- Let us know where we can park nearby
- Agree roof access with the managing agent if it’s shared
Arrange a survey
Photos help, if you have them. Pictures from ground level or a window are fine. To send them or to book, phone 07833 053749 or drop us an email.
Advice
Roof surveys around Willington
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Stoneacre, about 0.9 miles east, is one of the historic houses in the wider area around Willington. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
For businesses in and around places like The Mall Maidstone, a dated report on the roof is useful for planning and for any lease discussions. For site and facilities teams at buildings such as Senacre Wood Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church such as St Martin's Church are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What affects the cost of roof surveys
Prices vary from roof to roof, for these reasons:
- How big the roof is
- The package you choose: Basic, Standard or Premium
- Whether it’s a home or a commercial building
- If the survey needs thermal imaging or a drone
Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Getting in touch
You do not need to know any roofing terms. Just tell us:
- Pictures of the roof from a safe spot, if you have them
- Any stains, drips or damp patches you’ve seen indoors
- What’s prompted the survey
- How the loft is reached, if there is one
A quick phone call is usually the easiest start: call 07833 053749 or send us an email. You’ll have a price before anything is arranged.
Rented homes, blocks and businesses
Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
How the survey changes by roof type
Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are looked at, as far as we can safely see them. We note any lean or loose pots.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof.
