Roof surveys in Devil's Den

Roof survey in Devil's Den: what you get

Across London and the South East, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. If you are worried about cracked or blistered flat roof coverings and ridge tiles that have lifted or moved, a survey will tell you what’s going on, on natural slate, the roof space and flat roofs alike.

Older buildings in small places like Devil's Den may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Ask about a flat roof on an extension or garage too
  • Clear the loft hatch area before we arrive
  • Photograph stains when they appear
  • Let us know about any leaks or stains you’ve seen

Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.

Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

Devil's Den homes and their roofs

The wider area around Devil's Den has a long history of building, with Stoneacre about 4 miles north. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

Landlords with a home close to Staplehurst station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Why it is worth a survey now in Devil's Den

By the time water marks a ceiling, it is frequently been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. In a small place like Devil's Den, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. If you have questions on the day, just ask. Older rural homes like those around Devil's Den can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Advice

Roof by roof

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.

Natural slate

Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is frequently nail fatigue, and we say how widespread it looks.

Common questions in Devil's Den

Is Devil's Den within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Is my home in Devil's Den listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will the report say how many years my roof has left?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. We check the parts we are given access to.

How do I book a survey in Devil's Den?

The quickest way is to call 07833 053749 or send us an email. Tell us the address and a little about the roof, and we’ll recommend the right survey. Surveys run on any day of the week.

How long does a roof survey take?

Allow about 1–2 hours for a house, and longer for a large or complex roof. We’ll confirm what to expect when we arrange the visit.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

What we cannot see

It’s a careful look at the roof, not the whole story. The main limits are:

  • Asbestos testing of any kind
  • Faults hidden behind ceilings or boarding
  • A full building survey of the property

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What a survey covers and does not.
