Farthing Green questions

Is Farthing Green within the area you cover?

Yes, Farthing Green is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

How do I find out if my home in Farthing Green is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Will the report say how many years my roof has left?

Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

How much does a roof survey cost in Farthing Green?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

Can you survey at the weekend?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or drop us an email.

Can you look at a roof that is joined to next door?

Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.

Roof survey in Farthing Green: what you get

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. You get a written report with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We’re frequently asked to look into slates or tiles that have slipped or broken and condensation or damp timbers in the loft, across the roof space, ridges, hips and valleys and chimney stacks.

Somewhere as small as Farthing Green, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Tips from our surveys

You do not need to be a roofer to help. What helps most:

  • Keep a record of damp patches and dates
  • Move stored items away from the loft hatch
  • Look for debris in the garden after high winds
  • Hold on to the report for future surveys

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, which makes quotes easier to compare.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

Checking the roof from the ground

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

What a roof survey looks like in Farthing Green

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Stoneacre, about 4.4 miles north, is one of the historic houses in the wider area around Farthing Green. On a period home nearby, the survey separates sound original work from tired later repairs. What this survey cannot tell you

A survey is a careful look at the roof, but it can’t do everything. Its limits include:

  • A structural engineer’s report
  • A full building survey of the property
  • Faults hidden behind ceilings or boarding

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

  • Lead flashings
  • Ridges, hips and valleys
  • Flat roofs
  • The roof space
  • Natural slate
  • Chimney stacks

What happens on the day

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes an hour or two for a house, with bigger or more complicated roofs taking longer. In a small place like Farthing Green, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Advice

What affects the cost of roof surveys

Prices vary from roof to roof, for these reasons:

  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size
  • Any need for thermal images or a drone flight
  • Commercial roofs and larger buildings

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What to tell us when you contact us

If you can, have these to hand when you get in touch:

  • Photos of the roof, taken safely from the ground or a window
  • Dates you’re working to, such as exchange
  • Where water is showing inside, if it is
  • The kind of building and roof involved

When you are ready to go ahead, ring 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day.
