Drone roof survey in Coxheath: what you get

We fly a sub-250g drone, and we’re a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and within the 120-metre limit that applies to all drones in the open category. Each flight is planned with the site and its surroundings in mind. Before every flight, we check the airspace and the weather. We never fly where it is not safe. We survey large and complex roofs, valleys and parapet gutters and flat roofs on upper floors, and common reasons people get in touch are eroded pointing on a chimney stack and blocked valleys and parapet gutters.

In smaller places like Coxheath, many homes are bungalows and houses with roofs you can partly see from the ground. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day, as calm, dry conditions suit both. Close-up images often show wear on ridges, verges and flashings that can’t be judged properly from the ground.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Do you need a drone roof survey in Coxheath?

After storms, owners want to know what has moved. Damage on a high or steep roof is hard to judge from the garden. A drone shows what has slipped, lifted or gone.

Problems we come across frequently include:

  • Worn lead at chimneys and walls
  • Blistered or cracked flat roof coverings
  • Slates or tiles shifted by high winds
  • Moss and weeds taking hold up top

If you run a business near The Mall Maidstone, large commercial roofs are often easiest to see from above or with a thermal imager.

Choosing a roof surveyor

  • Their insurance cover
  • What exactly goes into their report
  • How long they’ve been surveying roofs
  • Whether VAT is in the quoted price

What a roof survey includes

Airspace, weather and Coxheath roofs

About 3.7 miles east lies Stoneacre, a reminder of how long the area around Coxheath has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.

For site and facilities teams at buildings such as Coxheath Primary School, a drone or thermal camera can show a large roof in a single visit. For an older house near a landmark like Holy Trinity Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Clear a spot on the drive or lawn
  • Shut pets inside while we fly
  • Move stored items away from the hatch
  • Tell next door if the drone will be near their property

With the Premium Survey, the report arrives the same day. It includes the drone photos where a flight was possible, alongside the other checks in the package.

Don’t block the vents at the eaves. Poor airflow lets condensation build up, and it is something only an inside check will show. Keep insulation clear of the eaves.

Honest limits

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Photos in conditions too poor to fly
  • Flying in a flight restriction zone without the airport’s permission
  • Structural calculations (that is a structural engineer’s job)

Coxheath: your questions answered

Does a conservation area affect roof work in Coxheath?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can you fly a drone over a roof in Coxheath?

The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone can’t fly safely in strong wind or a downpour.

How long does the survey take?

It normally takes about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. We’ll confirm the timing as you book.

What do I do with the report?

You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

What’s in the survey report?

A photo-illustrated written report, covering the condition of the roof, the defects we found and what we recommend, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Do you work in Coxheath?

Prices for drone roof surveys in Coxheath

Prices vary from roof to roof, for these reasons:

  • Extra roofs, like extensions, dormers or garages
  • The height of the building and how the roof can be seen safely
  • Features like valleys, chimneys, dormers and parapets
  • Whether you choose the Basic, Standard or Premium Survey

Prices quoted always include VAT, and the written report is part of the package. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

You do not need to know any roofing terms. Just tell us:

  • What’s prompted the survey
  • Pictures from the garden or a window, if you have them
  • Access details, like a loft hatch or a shared roof
  • Any stains, drips or damp patches you’ve seen indoors

We confirm the price for your survey before booking, so you know where you stand. Drone roof survey starts from £400, including VAT. To book, call 07833 053749 or drop us an email.

How the survey works

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about one to two hours on an ordinary house, and longer for a large or complex roof. Being in a smaller place like Coxheath does not change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. We start by making sure a drone flight makes sense for the roof.
  2. We agree a date, including weekends, subject to the weather.
  3. We fly over the roof, keeping the camera on the property we are surveying.
  4. Where there is safe access, we check the loft as well.
  5. Everything is written up, with the aerial photos and our advice.

Preparing for the visit

  • Agree roof access with the managing agent if it’s shared
  • Keep pets out of the way during the survey
  • Dig out any old roof reports or invoices
