How a roof survey works in Pollhill

Our roof surveys cover Pollhill and the wider South East. Visits run seven days a week. We’re insured for professional indemnity and public liability, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photos and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, phone 07833 053749 or email us. Common reasons to book are gutters that overflow in heavy rain and leaning or weathered chimney stacks, across ridges, hips and valleys, the roof space and flat roofs.

Somewhere as small as Pollhill, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

What affects the price in Pollhill

All our prices include VAT. What changes the price is:

  • House, block, shop or office
  • How many separate roofs there are, such as extensions, dormers and garages
  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before booking.

Getting in touch

Getting the details right at the start saves time. It is useful to include:

  • Access details, such as a loft hatch or a shared roof
  • The style of property, from a terrace to a block
  • The property’s address and postcode
  • Where any leaks, stains or damp patches show inside

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To get started, call 07833 053749 or email us.

What happens if roof problems are left?

Before you put a home on the market, it helps to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

To find out what your survey will cost, ring 07833 053749 or drop us an email with the address and some details. We will confirm the figure before booking.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we are there. In a small place like Pollhill, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe vantage point outside.
  4. Inside, we check the loft space where there is safe access.
  5. We email a report with photos and recommendations.

Before we arrive

  • Check pets are kept safely away
  • Clear the way to the loft hatch
  • If the roof is shared, arrange access with whoever manages the building

For landlords and managing agents

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

Common questions in Pollhill

Is Pollhill within the area you cover?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is my home in Pollhill listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long will you be at the property?

Allow about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will confirm what to expect when we arrange the visit.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or drop us an email.

What does a roof survey cost?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

Tips from our surveys

Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:

  • Photograph stains when they appear
  • Check the roof from the ground after storms
  • Tell us about any leaks or stains you’ve seen
  • Mention any flat roofs as well as the main roof

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.

Every so frequently, look in the roof space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

Pollhill homes and their roofs

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 1.6 miles north-west lies Leeds Castle, a reminder of how long the area around Pollhill has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Landlords with a home close to Harrietsham station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Living close to Kiln Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. The streets around a church such as Catholic Church of the Good Shepherd are frequently among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
