Roof leak investigation in Thurnham: what you get

We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. We’re frequently asked to look into water marks that spread in wet weather and a leak that comes and goes with the weather, across lead flashings, chimney stacks and rooflights and dormers.

Roofs in small places like Thurnham often stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey changes by roof type

Lead flashings

Wherever a roof meets a wall or stack, a flashing keeps rain out. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.

Flat roof upstands and outlets

Flat roof water can travel under the covering before it shows. Moisture readings and thermal imaging can help narrow it down where conditions suit.

Why get it checked now?

Water and electrics don’t mix. Keep away from any fitting that water is reaching. Finding where the water is getting in should follow right away. Older and listed buildings around Thurnham may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before booking.

Thurnham questions

Do you cover Thurnham?

Yes, Thurnham is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or send us an email with the address and a few details.

Is Thurnham within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Do I need to be at home?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details when booking.

Is thermal imaging part of a leak investigation?

Thermal imaging is used where it’s useful, and it is part of the Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Could my leak actually be condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is often widespread and worst on cold days. The report explains which it looks like and what to do.

Why doesn’t the damp patch line up with the hole?

Rain that gets in will run along whatever it lands on. On a pitched roof it often runs down a rafter before it finds a way through the ceiling. Following that route is what our investigation does.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Putting the leak right
  • Plumbing leaks that look like roof leaks
  • Leaks that only appear in weather we cannot recreate

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

What we check

  • Flat roof details
  • Chimney stacks
  • Slate and tile slopes
  • Valleys and parapet gutters
  • Rooflights and dormers
  • The roof space
  • Lead flashings

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • Check the loft is accessible
  • Let us know what has already been tried
  • Note the weather when the leak shows
  • Don’t climb onto the roof to look

Once the work is done, hold on to the report. If the leak returns, it is a useful record of what was found.

Keep the loft space ventilated. Good airflow reduces condensation, and condensation is a common false alarm. Keep insulation clear of the eaves.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What a roof leak investigation looks like in Thurnham

The wider area around Thurnham has a long history of building, with Stoneacre about 2.6 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

For businesses in and around places such as The Mall Maidstone, a leak can close part of a shop or office, so finding the cause quickly matters. Living close to White Horse Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. If you live in an older home near St Mary the Virgin Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Thurnham is about 3 miles north-east of Maidstone, in Kent. Roofs in Thurnham get the same thorough look as anywhere else in Kent. Thurnham is one of the places in Kent we cover.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours, more where the leak is intermittent or the roof is large. Cottages and farmhouses around Thurnham often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. You receive a report with the likely source, photos and recommendations.

Before we arrive
