Flat roof surveys for homes and businesses in Shepway
Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. If you’ve noticed edge trims that have lifted or split and outlets choked with leaves and silt, we can find out what’s behind it, whatever the roof.
Flat roofs in smaller places like Shepway can be more exposed, especially where nothing shelters them, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away. A flat roof that still holds water days after rain is also worth a closer look.
If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Helping us price your survey
The more you let us know, the easier it is to price the survey. When you contact us, tell us:
- Access details, like a loft hatch or a shared roof
- The kind of building and roof involved
- Where any leaks, stains or damp patches show inside
- Dates you are working to, such as exchange

How the survey works
We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. With a bit of garden around a house, as there often is around Shepway, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We view the roof from ground level, from windows and from the roof where it is safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Inside, we look for damp and staining under the roof where there is access.
- The findings are written up with photographs and recommendations and emailed to you.
Before we arrive
- Find any records of previous roof work
- Let us know about parking near the property
- Point out any leaks or damp patches

Roof by roof
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.
Felt and built-up roofs
Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.
What you can safely check yourself
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Shepway: your questions answered
Is Shepway within the area you cover?
Yes. Shepway is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Do you cover Shepway?
Yes, Shepway is one of the places we work. The survey and report are the same in Shepway as anywhere else.
What do I do with the report?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
How long is the visit?
Expect it to take between one and two hours for a small flat roof at home, and longer for a large commercial one. You’ll then get the report by email.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Does the weather affect the survey?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.
Is it a structural engineer’s report?
No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
Landlords, agents and block managers in Shepway
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
When you need someone else
It helps to know what a survey will not do before booking:
- Structural calculations, which need a structural engineer
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
- Whether old sheeting or boards contain asbestos
If in doubt, call 07833 053749 or email us and we’ll point you to the right survey. The full list of what we check.
What we check
- GRP fibreglass
- EPDM rubber
- Mastic asphalt
- Single-ply membranes
- Upstands and outlets
- Felt flat roofs
Local flat roofs in Shepway
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. With Stoneacre about 1.4 miles east, Shepway sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Landlords with a home close to Maidstone West station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Anyone responsible for a site like Greenfields Community Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For businesses in and around places such as The Mall Maidstone, the flat roofs over shops and commercial units are worth checking before a leak, not after.
