Drone roof surveys for homes and businesses in Minster
Drones need reasonable weather. High wind or heavy rain rules out a flight, because the drone has to stay safely under control. If the day turns out unsuitable, we will talk about another date. We check the forecast ahead of the visit and again on site. Light wind and dry weather give the clearest close-up photos. Waiting for a better day is better than a rushed flight. We survey chimney stacks, fragile roofs and flat roofs on upper floors, and people most often book us about hidden gutters full of leaves and cracked mortar along the ridge.
In a town like Minster, the roofs that are hardest to see are frequently on taller buildings, steep slopes or the backs of terraces. Close-up drone photos and thermal images show what binoculars from the pavement cannot. Both depend on the weather on the day, so the date is set with the forecast in mind. Rear slopes over back additions are a common example, as they’re rarely visible from the street.
The report does not just list problems. It explains what we found, why it matters and what we recommend.

How the survey works
After the inspection, everything we found is written up in a report with photographs, sent to you by email. On timing, most surveys take about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Parking in a town like Minster is usually simple, but tell us if there is a driveway or any restrictions. We check the roof from the ground and from windows, then from the loft where there is safe access.
- First, we check the address for flight restrictions.
- If permission is needed, we ask for it ahead of the visit.
- Before the flight, we check the conditions and the take-off spot.
- We fly the drone close to the roof to photograph it in detail, always in sight.
- You receive a written report with photos and recommendations.
Before the survey
- Have any questions written down, so nothing gets missed
- Tell us about any leaks, stains or damp patches you know of
- If it isn’t your property yet, arrange access through the agent

What we look for on each type of roof
Flat roofs on tall buildings
Leaks often start at outlets, edges and around plant. They’re all captured in close-up, as far as the flight allows.
Large commercial roofs
Large commercial roofs cover a lot of ground. A drone photographs the whole surface methodically, so nothing is skipped.
Questions from Minster
Is Minster in the area you cover?
Yes, Minster is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Does a conservation area affect roof work in Minster?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
What if my home is near an airport?
Only with the right permission. Airports such as Gatwick, Luton and Southampton have flight restriction zones, where the airport or air traffic control must give permission first. Without it, we inspect from other safe viewpoints.
Will the drone film my neighbours?
No, the camera is kept on your roof. Next door’s windows and gardens are kept out of shot as far as possible. A quick word with the neighbours is a good idea.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Does the weather affect a drone survey?
The conditions on the day decide whether a flight goes ahead. Strong wind and heavy rain both rule out flying. We’ll talk through the options if the day turns bad.
Does the drone show the underside of the roof?
No. It shows what’s on the outside. Leaks, damp timbers and condensation often show first from inside, so we check the loft too where we can.
Honest limits
A survey is a proper look at the roof, but it cannot do everything. The main limits are:
- The underside of the roof (that needs an inside check)
- Photos in conditions too poor to fly
- Flying in a flight restriction zone without the airport’s permission

Airspace, weather and Minster roofs
Minster lies within about 2 miles of the sea, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
If your house is among the older ones in the streets near The Abbey Church Of St Mary And St Sexburga, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view by drone or thermal camera helps. If you look after a building such as Thistle Hill Academy, thermal images can show where wet insulation sits under a big flat roof.

Practical tips
Some practical points come up on survey after survey. They apply to most roofs:
- Expect us to rearrange if it is too windy or wet
- Clear the loft hatch so we can check inside too
- Share the postcode so we can check for restrictions
- Let us know about any leaks or concerns
Keep the photos with your property records. They give you something to compare against later, and they help if you sell.
Check the loft now and then, with care and a good torch. The underside often shows problems before the outside does. Photograph anything new.
Why act early in Minster
Close-up photos make conversations with roofers clearer. They show the location and extent of each defect, which helps when you ask for quotes. Roof faults found early can be planned for, while one found after water comes through normally has to be dealt with in a hurry, in Minster as anywhere.
