Dungate Pre-Purchase Roof Survey
A careful look at the roof at your property in Dungate, and put it all in a written report with photos.
- Standing water on a flat extension roof
- Quick fixes on flashings and valleys
- Sagging ridge lines or uneven roof slopes
About our pre-purchase roof survey in Dungate
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there’s safe access. The findings come in a written report with photos. We survey clay and concrete tiles, flat-roofed extensions and dormers and natural slate, and the problems we are asked to look at most are standing water on a flat extension roof and gutters that overflow or drip at the joints.
Older buildings in small places like Dungate may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Questions from Dungate
Is my home in Dungate listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will you come out to Dungate?
Yes, Dungate is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Will the roof report help me negotiate with the seller?
Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.
Can you survey at the weekend?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
How experienced are you?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Do you inspect the roof from on top?
Only where it’s safe to do so. Much of the inspection is done from ground level, from windows and from the loft space. On Premium, a drone is used where applicable.
How quickly will I get the report?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.
What affects the price in Dungate
Several things affect the price of a survey:
- The use of thermal imaging or a drone
- The package you choose: Basic, Standard or Premium
- Whether it’s a home or a commercial building
- How complicated the roof is, with its valleys, chimneys and parapets
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
What helps most when you contact us:
- Any stains, drips or damp patches you’ve seen indoors
- Where the property is, with the postcode
- What made you get in touch
- What kind of property and roof it is
If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

The survey, step by step
Once we’ve finished looking, we write up our findings as a report with photos, sent to you by email. As for time on site, most surveys take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. - We arrange access with you, the agent or the seller.
- The roof is inspected from every safe viewpoint, inside and out.

Advice
Pre-purchase roof surveys in Dungate: local notes
Dungate lies within about 5 miles of the sea, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Take an older house close to Church of St Catherine: older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you own a rental within reach of Sittingbourne station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

When to book a survey in Dungate
The fixings and underlay often fail before good slates or tiles do. Good slate can last well over a century, but corroded nails let slates slip. It is a frequent finding on older houses.
Look out for signs like these:
- Lead that has worked loose at a wall or chimney
- Blocked or leaking gutters
- Gaps where slates or tiles have come loose
- Roof slopes that look uneven or sagging
Historic houses such as Belmont House and Gardens, about 4.6 miles south-east, show how far back building around Dungate goes. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.
What to check before booking
- What the survey won’t cover
- Whether VAT is added on top
- When you’ll get the report
- Their track record with similar roofs
Before and after the survey
From years of surveys, a few habits stand out as worth the effort:
- Give your solicitor a copy of the report
- Ask when the roof was last worked on
- Ask whether there are papers for past roof work
- Ask who repairs the roof under the lease
Your report arrives by email, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.
Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.
Should I look at the roof myself first?
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What a pre-purchase roof survey doesn’t cover
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- Anything beyond the roof, which a full home survey covers
- What’s under the slates, tiles or felt
- A valuation or a promise of a lower price
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. What a survey covers and does not.
