Flat roof survey in Dungate: what you get

If the house you’re buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it is holding up and any defects we can see, with photographs of each. You then have something specific to put to the seller or agent. If you’re worried about dips that suggest the deck is deflecting and outlets choked with leaves and silt, a survey will tell you what’s going on.

Older buildings in small places like Dungate may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which can make access easier.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

What we look for on each type of roof

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

What we do, step by step

We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey typically takes roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Dungate, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Advice

Why act early in Dungate

If you’re buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. Our report gives you specific points to raise with the seller or agent. Older and listed buildings around Dungate may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

FAQs for Dungate

Does being near the coast affect roofs in Dungate?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Will you come out to Dungate?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

How many years has my flat roof got left?

There is no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

What happens next?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.

Flat roofs in Dungate

Dungate is within about 5 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Belmont House and Gardens, about 4.6 miles south-east, is one of the historic houses in the wider area around Dungate. Older homes nearby may have later flat-roofed extensions or dormers, frequently re-covered more than once. For landlords with property near Sittingbourne station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What we’re asked to look at in Dungate

Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re often the first things to fail.

Things that frequently lead to a survey include:

  • Loose or cracked edge trims
  • Ponding water that doesn’t drain away
  • Gaps at upstands and abutments
  • Splits and cracks in the covering

For site and facilities teams at buildings like Milstead and Frinsted Church of England Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Before you book any roof surveyor

  • Whether VAT is added on top
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How they plan to inspect the roof safely
  • What they will not be able to tell you

What to expect from a roof survey

When you need someone else

It is a careful look at the flat roof, not the whole story. Its limits include:

  • An exact number of years the roof has left
  • Fragile surfaces, which we do not walk on
  • Structural calculations, which need a structural engineer
