Independent flat roof surveys in Kingsdown

How the survey works

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Kingsdown can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. You get a report with photos and our recommendations.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Tell us about parking before the day
  • For flats, make sure roof access has been agreed

About our flat roof survey in Kingsdown

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’ve noticed leaks around rooflights and pools of water lying on the roof, we can find out what’s behind it, on single-ply membranes, GRP fibreglass and EPDM rubber alike.

Some older homes in villages like Kingsdown are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what isn’t.

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Keep people off the roof unless they need to be there
  • Keep outlets clear of leaves and moss
  • Never stand on rooflights or fragile sheeting
  • Book a survey every few years

Landlords, owners and managing agents can keep the report as a dated record of the roof. It’s useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

How the survey changes by roof type

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

Flat and commercial roofs around Kingsdown

Kingsdown is within about 5 miles of the coast, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

With Belmont House and Gardens about 3.9 miles south-east, the area around Kingsdown has a long history. If your home is older, its flat-roofed extension or dormer may be on its second or third covering. For site and facilities teams at buildings like The Sittingbourne School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If yours is one of the older homes in the streets near Church of St Catherine, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Why get it checked now?

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the business. Older cottages and farmhouses around Kingsdown can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Every price we give includes VAT. Our price is from £150, including VAT. You will know the exact price before booking.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A fixed date for when the roof will need replacing
  • Hidden layers beneath the covering
  • Parts of the roof that aren’t safe to walk on or view

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

Common questions in Kingsdown

Will you come out to Kingsdown?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is my home in Kingsdown listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Can you survey in bad weather?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

How fast do I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know as you book.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

Can you survey at the weekend?

We carry out surveys seven days a week. To find a day that suits you, ring 07833 053749 or use the contact form.

DIY checks: what’s safe

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
