Roof leak investigation in Heart's Delight: what you get

A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot and so do photos. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. We survey slate and tile slopes, flat roof details and rooflights and dormers, and the problems we are asked to look at most are water dripping from rafters or underlay and leaks below a flat extension roof.

For a small place like Heart's Delight, the inspection is the same as anywhere: we simply plan the journey and access ahead. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

FAQs for Heart's Delight

Will you come out to Heart's Delight?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does being near the coast affect roofs in Heart's Delight?

Often, yes. Heart's Delight is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

What do I do with the report?

You will get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

How long does a roof leak investigation take?

On site, it usually takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you take photos of the roof?

Yes, every report has them. Pictures sit next to the findings they show.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Roof by roof

Parapet and box gutters

Linings, joints and outlets are inspected wherever it is safe, and look for signs of past overflowing.

Flat roof upstands and outlets

Outlets drain a flat roof. When one blocks, water ponds and finds any weak spot. We check outlets and the covering around them.

Roof leak investigations around Heart's Delight

Heart's Delight lies within about 4 miles of the sea, where sea air brings more salt and stronger wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, while salt slowly corrodes metal fixings and flashings. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Different coverings let water in at different points, which shapes where the search starts.

Hotels and guest houses near Heart's Delight cannot easily close rooms for a leak, so it is worth knowing the roof’s condition. Take a building like Minterne Community Junior School: a leak through a large roof is often found some distance from where the water shows inside. If you own a rental within reach of Sittingbourne station, a clear finding on where water gets in helps you brief a roofer straight away.

Heart's Delight is about 1 mile south-west of Sittingbourne, in Kent. From houses to flats and shops in Heart's Delight, we can survey the roof on a weekday or at the weekend. Heart's Delight is one of the towns and villages in Kent where we work for roof leak investigations. We also survey roofs in Maidstone.

What to let us know when you contact us

To get a price for roof leak investigations in Heart's Delight, ring 07833 053749 or email us. A few details about the property and the roof help us price the survey accurately.

How it works

We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. Older rural homes like those around Heart's Delight can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

Honest limits

To be straight with you, there are limits to any roof survey:

  • Leaks that only appear in weather we cannot recreate
  • Water from pipes, tanks or heating systems
  • Putting the leak right

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

What we look at

  • The roof space
  • Flat roof details
  • Slate and tile slopes
  • Valleys and parapet gutters
  • Chimney stacks
  • Lead flashings
  • Rooflights and dormers

Tips that help

Most of what helps is simple and safe from ground level. A few suggestions:

  • Don’t climb onto the roof to look
  • Photograph the stain each time it appears
  • Let us know what has already been tried
  • Have an electrician check any wet fittings

If the leak turns out to be condensation, the report says so, and suggest how the roof space could be better ventilated. It saves chasing a leak that is not there.

Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and catching wear early keeps water out.
