Independent roof leak investigations in Highsted

Roof leak investigation in Highsted: what you get

Our roof leak investigations cover Highsted and the wider South East. We visit seven days a week. The investigation covers inside and out, from the stain to the likely entry points. You get a written report with photos and recommendations. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, and then call 07833 053749 or drop us an email to arrange a visit. If you’ve noticed damp ceilings under a flat roof and wet patches on loft insulation, a survey will tell you what’s going on, on the roof space, slate and tile slopes and lead flashings alike.

For a small place like Highsted, the inspection is the same as anywhere: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Let us know if there are tanks or pipes in the loft
  • Do not touch fittings that water is reaching
  • Leave roof access to professionals
  • Mention earlier attempts to fix the leak

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. It is a chance to ask about anything in the report.

After a downpour, look in the loft space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Photograph anything new.

What affects the cost of roof leak investigations

Prices always include VAT. The things that change the price are:

  • The use of thermal imaging or a drone
  • Basic, Standard or Premium
  • House, block, shop or office
  • Extensions, dormers and garages with roofs of their own

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for the job before you book.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • The style of property, from a terrace to a block
  • What made you get in touch
  • Photos of the roof, taken safely from the ground or a window
  • Where any leaks, stains or damp patches show inside

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or email us.

Highsted questions

Does being near the coast affect roofs in Highsted?

It can do. Highsted is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is Highsted within the area you cover?

Yes, Highsted is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Why isn’t the leak directly above the stain?

Rain that gets in will run along whatever it lands on. On a pitched roof it often runs down a rafter before it finds a way through the ceiling. Tracing that path is the heart of a leak investigation.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Leaks and storm damage in Highsted

Highsted lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Strong wind lifts anything already loose, and driving rain gets in wherever it can, while salt slowly corrodes metal fixings and flashings. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list.

Take a building like Rodmersham School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Landlords with a home close to Sittingbourne station may find that tracing a leak quickly matters when a tenant is living with it. Take an older house close to Church of St Nicholas: lead flashings, valleys and old chimneys are typical places for water to get in.

Highsted is about 2 miles south of Sittingbourne, in Kent. Anywhere in Highsted, we can carry out roof leak investigations at your property, on a weekday, Saturday or Sunday. Across Kent, we cover Highsted and the places around it. For surveys nearby, see our Maidstone page.

Surveys in ME9 are booked the same way as anywhere else. If you need a roof leak investigation at a property on Stockers Hill and Highsted Road or a nearby road, we can help. We also cover Rodmersham Green (1 mile east), Rodmersham (1 mile east), Tunstall (1 mile west), Bapchild (1 mile east) and Dungate (1 mile south). Further out, we also cover Maidstone (10 miles west), Ashford (13 miles south-east), Canterbury (15 miles east), Whitstable (13 miles east), Faversham (6 miles east) and Minster (7 miles north).

What you can safely check yourself

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Roof by roof

Valleys

A valley leak can appear well away from the valley inside. From inside the loft space, we follow the water’s route back.

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Rain can then run in at the ridge.

What we do, step by step

Once we have finished looking, we write up our findings as a report with photographs, sent to you by email. On timing, it typically takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Somewhere as small as Highsted, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before the survey

  • Dig out any old roof reports or invoices
  • Make sure pets are kept safely away
  • Check we can get to the back of the property
