Roof surveys for Highsted homes and businesses

The survey, step by step

After the inspection, everything we found is written up as a report with photographs, emailed to you. On timing, most surveys take about one to two hours at most homes, while a commercial roof takes nearer three to four hours. For a village or hamlet like Highsted, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a photo-illustrated written report and recommendations.

Before the survey

  • Let us know about any leaks, stains or damp patches you know of
  • If the roof is shared, arrange access with whoever manages the building
  • Find any records of previous roof work

Roof survey in Highsted: what you get

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof typically wears out sooner than a pitched one. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey flat roofs, lead flashings and the roof space, and common reasons people get in touch are worn lead at chimneys and abutments and valley linings that have cracked or split.

Somewhere as small as Highsted, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

What you get is a clear record of the roof on the day we saw it. It’s useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.

FAQs for Highsted

Is Highsted within the area you cover?

Yes, Highsted is covered. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Do roofs near the sea, like those around Highsted, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on weekdays and at weekends. To arrange a date, call 07833 053749 or use the contact form.

Can you look at a roof that is joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

How long does a roof survey take?

Allow about 1–2 hours at most homes, and more on a big or complicated roof. We will give you an idea of timing when you book.

Do you inspect the roof from on top?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where applicable.

Do you give a life expectancy for the roof?

We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Clear the loft hatch area before we arrive
  • Ask about a flat roof on an extension or garage too
  • Keep a record of damp patches and dates
  • Look for debris in the garden after high winds

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

How we price roof surveys

We confirm the price for your roof before you book. These are the things that affect it:

  • Features like valleys, chimneys, dormers and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • How tall the building is and how easy the roof is to see

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Helping us price your survey

Before you get in touch, it’s useful to have:

  • Where any leaks, stains or damp patches show inside
  • Dates you are working to, such as exchange
  • The type of building and roof, like pitched or flat
  • The reason for the survey, such as buying, a leak or storm damage

Roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or send us an email with the details.

What happens if roof problems are left?

It’s easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm. Around Highsted, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Different roofs, different checks

Concrete interlocking tiles

Mortar at ridges and verges frequently cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded, as wind can lift them.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Gaps in tile-hanging let water reach the wall behind.

Highsted homes and their roofs

Highsted is within about 4 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or heavy rain. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

For landlords with property near Sittingbourne station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like Rodmersham School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of St Nicholas: its chimney, valleys and lead work are likely to be the parts that need attention first.
