Rodmersham Green homes and their roofs

Rodmersham Green lies within about 4 miles of the sea, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Landlords with a home close to Sittingbourne station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Living close to Cromers Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

About our roof survey in Rodmersham Green

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof usually wears out sooner than a pitched one, so they deserve a close look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey natural slate, ridges, hips and valleys and lead flashings, and the problems we’re asked to look at most are loose chimney pots and valley linings that have cracked or split.

Somewhere as small as Rodmersham Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. Older roofs in small places like Rodmersham Green can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Your questions about roof surveys in Rodmersham Green

Will you come out to Rodmersham Green?

Yes, Rodmersham Green is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Do you survey roofs for landlords with property near Sittingbourne station?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.

Do you carry out asbestos surveys?

No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you give a life expectancy for the roof?

We don’t give a number of years. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.

Can you survey in bad weather?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

Landlord and commercial surveys in Rodmersham Green

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or drop us an email.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

When to book a survey in Rodmersham Green

Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. What starts as one slipped slate can become a leak.

These are some of the problems a survey can pick up:

  • Condensation or damp timbers in the loft
  • Standing water on a flat roof
  • Worn or blocked valleys
  • Flashings that have come away from the wall

Take a building like Rodmersham School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before booking

  • How long the report takes to arrive
  • Whether the price includes VAT
  • Whether they hold professional indemnity and public liability insurance
  • Is there a chance to talk the report through?

What a roof survey includes

What a roof survey does not cover

It helps to know what a survey won’t do before you book:

  • Faults hidden behind ceilings or boarding
  • Whether the roof structure meets design loads
  • Asbestos testing of any kind

If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey. What a survey covers and does not.

What this survey covers

  • Flat roofs
  • Ridges, hips and valleys
  • Chimney stacks
  • Lead flashings
  • The roof space
  • Clay and concrete tiles
  • Natural slate

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
