Gutter survey in Hackington: what you get

Eaves gutters at the front of a building are easy to spot, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We look at them as far as they can be seen safely using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. If you are worried about leaking or loose downpipes and water spilling over the gutter edge, we can find out what’s behind it, on outlets and hoppers, fascias and soffits and valley gutters alike.

Somewhere as small as Hackington, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

Why it is worth a survey now in Hackington

Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without one, it is guesswork from the ground. For older village homes like those around Hackington, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

How we price gutter surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Features like valleys, chimneys, dormers and parapets
  • How big the roof is
  • Any need for thermal images or a drone flight
  • Building height and the viewpoints available

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

What we need to know

What helps most when you contact us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Anything about access we should know
  • Pictures from the garden or a window, if you have them
  • What made you get in touch

Gutter survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or use the contact form to find out.

Common questions in Hackington

I let a flat near Canterbury West station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or use the contact form with the address and some details.

How do I find out if my home in Hackington is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do you survey at weekends?

Yes. We survey on weekdays and at weekends. Just call 07833 053749 or drop us an email to arrange a day.

Do you climb onto every roof?

Only where it is safe to do so. We check everything that can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.

Honest limits

Before booking, it is worth knowing what a survey won’t do:

  • Blockages deep inside downpipes
  • Pipes below ground level
  • What’s behind fascias and inside walls

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before booking. What a survey covers and does not.

Roof types and parts we check

  • Downpipes
  • Fascias and soffits
  • Parapet and box gutters
  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers

What we are asked to look at in Hackington

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

Here are some of the things we see often:

  • Joints that drip after rain
  • Blocked outlets and hoppers
  • Sagging gutters and loose brackets
  • Overflowing eaves gutters

If you look after a shop, office or commercial unit, for example near Whitefriars Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

What to check before booking

  • Whether any drone flown is registered with the CAA
  • Whether VAT is in the quoted price
  • Whether you can ask questions once you have the report
  • How long the report takes to arrive

What to expect from a roof survey

What a gutter survey looks like in Hackington

Hackington is within about 5 miles of the coast, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you own one of the older houses in the streets near Church of St Cosmus and St Damian, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Canterbury West station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Hackington is about 2 miles north of Canterbury, in Kent. From houses to flats and shops in Hackington, we can survey the roof. Across Kent, we cover Hackington.

Postcode districts we cover here for gutter surveys: CT2. Streets in the area include Link Road, Fleets Lane and Darwin Road, all of which we cover. If you’re just outside Hackington, we cover Tyler Hill (1 mile north-west), Blean (1 mile west), Honey Hill (2 miles north-west), Radfall (2 miles north) and Denstroude (2 miles west). Within a short drive, we also cover Ashford (14 miles south-west), Margate (14 miles east), Dover (15 miles south-east), Sittingbourne (15 miles west), Ramsgate (15 miles east) and Whitstable (4 miles north-west).

The survey, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Hackington needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. The roof space is checked for water marks if it is safe to get into.
  5. The findings are written up with photographs and recommendations.

Before the survey

  • For flats, check roof access has been agreed
  • Let us know about parking before the day
  • Leave side gates unlocked

Advice

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
