Roof Survey in Hackington
Know where you stand with the roof before you decide what to do next. We carry out roof surveys in Hackington.
- Cracked mortar along the ridge
- Slipped, cracked or missing slates and tiles
- Gutters that overflow in heavy rain
Tips from our surveys
You do not need to be a roofer to help. What helps most:
- Find records of any re-roofing or repairs
- Take photos of any leaks as they happen
- Keep the report with your property records
- Mention any damp patches as you book
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.
Keep the roof space ventilated. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Check insulation doesn’t block the airflow at the eaves.
Roof survey in Hackington: what you get
We survey roofs in Hackington and across London and the South East. We carry out surveys on weekdays and at weekends. We’re insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, phone 07833 053749 or drop us an email. Typical surveys look at loose ridge or hip tiles and lifted, split or missing lead flashings, across flat roofs, the roof space and chimney stacks.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Different roofs, different checks
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. We note any lean or loose pots.
Concrete interlocking tiles
Mortar at ridges and verges often cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded.
How the survey works
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around Hackington, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- We look at the roof from each safe vantage point, inside and out.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
Before the survey
- Leave side gates unlocked
- If you’re buying, let the agent know when we are coming
- Note where any stains or damp appear

Hackington: your questions answered
Will you come out to Hackington?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you survey roofs for landlords with property near Canterbury West station?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
What insurance do you have?
We are covered by professional indemnity and public liability insurance.
How do I book a survey in Hackington?
It is easiest to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof. We survey on any day of the week.
Will the report say how many years my roof has left?
Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
Do you look in the roof space?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Will you fly a drone over my roof?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
When to book a survey in Hackington
Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. Small faults that start this way grow over time.
It’s worth booking a survey if you’ve seen:
- Slipped, cracked or missing slates and tiles
- Valley linings that have cracked or split
- Leaking gutter joints and downpipes
- Cracked or blistered flat roof coverings
If you live near a park such as Tyler Hill Meadow, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
What to check before booking
- What’s outside the scope of the survey
- Which viewpoints they use to see the roof
- Whether you get a written report with photos
- What insurance they carry
Leave it or get it looked at?
It is easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. In a place like Hackington, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Roof surveys in Hackington: local notes
Hackington lies within about 5 miles of the sea, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.
Landlords with a home close to Canterbury West station may find that the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like The Archbishop's School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
