What we’re asked to look at in Hackington

Many blocks and converted houses have several roof types. They all age at different rates and the smaller roofs are easy to forget.

Problems we come across frequently include:

  • Cracked or leaning shared chimneys
  • Ponding or splits on flat roofs
  • Cracked or lifting flashings
  • Gaps where tiles or slates have slipped

Living close to Tyler Hill Meadow is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Before you book anyone

  • Whether the inside of the roof is included
  • Whether you get a written report with photos
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Are they insured for the work?

What’s in a roof survey

Landlord roof survey in Hackington: what you get

A landlord roof survey shows you the state of a roof, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. The report covers defects, photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. If you are worried about blocked gutters over flats and flashings that have come away, we can find out what’s behind it, on converted houses, shared roofs and flat roofs on blocks alike.

In a village or hamlet like Hackington, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Don’t store items over the loft hatch
  • Make leak reporting easy for tenants
  • Keep past survey reports with the building’s records
  • Get legal advice on lease responsibilities

If anything in the report needs explaining, ask us. With the Standard Survey there’s a follow-up consultation and the Premium Survey an in-person one.

Keep the roof space accessible so a surveyor can look inside the roof. Clutter around the hatch slows things down.

Roofs, chimneys and gutters in Hackington

Hackington is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

For landlords with property near Canterbury West station, a roof report helps you deal with small faults before they turn into a call from a tenant. Shop and office owners around Whitefriars Shopping Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Hackington is about 2 miles north of Canterbury, in Kent. Hackington gets the same service as everywhere else we work: a careful look at whatever is safely visible, photos and a clear written report. Our area takes in places right across Kent, large and small.

Landlord and commercial surveys in Hackington

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or send us an email.

What this survey can’t tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Areas behind locked flats or blocked hatches
  • Structural calculations or an engineer’s report
  • Who pays under the lease (that is a legal question)

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.

What we look at

  • Rented houses
  • Converted houses
  • Shared roofs
  • Gutters and downpipes
  • Blocks of flats
  • Flat roofs on blocks

What affects the price in Hackington

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Building height and the viewpoints available
  • How many separate roofs there are, like extensions, dormers and garages
  • House, block, shop or office
  • How big the roof is

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for the job before you book.

What we need to know

There is no need for technical words. It is enough to tell us:

  • What’s prompted the survey
  • How the loft is reached, if there is one
  • The property’s address and postcode
  • The style of property, from a terrace to a block

Unsure which package suits your roof? It’s easiest to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey typically takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Hackington, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Preparing for the visit

  • Keep pets inside or away from the areas we’re looking at
  • Agree roof access with the managing agent if it is shared
  • Note where any stains or damp appear

Hackington questions

Is Hackington within the area you cover?

Yes, Hackington is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

How do I find out if my home in Hackington is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

Is this survey just for landlords?

We work for landlords, letting agents, managing agents and freeholders along with residents’ and RTM management companies. Leaseholders sometimes book it as well.

Do you look in the loft space?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Will you need to get into tenants’ homes?

We may do. Where the loft or roof can only be reached through a home, we’ll need to go in, so residents need notice.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.
