Gutter survey in West End, Kent
Get a clear view of the gutter at a property in West End from an independent roof surveyor. We visit on weekdays and at weekends.
- Soffits marked by water
- Sagging gutters and loose brackets
- Downpipes that are split or coming away
Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Ask for valleys and parapet gutters to be cleared too
- Get the gutters cleaned out every year
- Leave gutter checks at height to someone equipped for it
- Keep climbers away from the eaves
For let and shared buildings, the report can go on file to help plan maintenance. The photographs help when you explain the work to others.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but you can’t check them from the street, so ask for them to be included when gutters are cleared.
Gutter surveys for homes and businesses in West End
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. We survey on weekdays and at weekends. We survey downpipes, valley gutters and eaves gutters, and the problems we’re asked to look at most are hoppers and outlets full of debris and downpipes that are split or coming away.
Older buildings in small places like West End may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Why act early in West End
Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now normally keeps the fix smaller. In a small place like West End, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What happens on the day
There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like West End, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- First, you tell us what you’ve seen, such as overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
How to prepare
- Move anything stored under the loft hatch
- If you’re buying, check with the agent that we can get in
- Unlock side gates and any roof access doors
Booking a survey
If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

What a gutter survey looks like in West End
The coast is about 2 miles or less from West End, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
Homes near green spaces such as Curtis Wood can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Take an older house close to St Peter: old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings such as Thornden Wood Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
West End is about 2 miles south-west of Herne Bay, in Kent. From houses to flats and shops in West End, the roof can be surveyed on a weekday or at the weekend. West End is one of the places in Kent we cover for gutter surveys.

Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s behind fascias and inside walls
- Underground drains, which need a CCTV drain survey
- Blockages deep inside downpipes

Different roofs, different checks
Plastic (uPVC) gutters
Older plastic gutters can turn brittle and crack. We check the joints, brackets and falls.
Cast iron gutters
Lots of period homes still have cast iron rainwater goods. They last well when painted, but rust where the paint fails.

Your questions about gutter surveys in West End
Does a conservation area affect roof work in West End?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is West End within the area you cover?
Yes, West End is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Do you need to get into the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Will you check the drains below ground?
No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
Will I get photos?
Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We check the parts we are given access to, and the report makes that clear.
What affects the price in West End
Several things affect the price of a survey:
- How complicated the roof is, with its valleys, chimneys and parapets
- If the survey needs thermal imaging or a drone
- Roof area
- Building height and the viewpoints available
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We’ll tell you which package suits the questions you have.
Booking your survey
The more you let us know, the easier it is to price the survey. When you contact us, tell us:
- What’s prompted the survey
- How the loft is reached, if there is one
- Your timetable, such as an exchange date
- Photos of the roof, taken safely from ground level or a window
