Gutter surveys for homes and businesses in Tankerton
Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from everything that’s safely in view. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you are worried about gutters that have fallen out of line and rotten fascias or stained soffits, we can find out what’s behind it, whatever the roof.
In a smaller place like Tankerton, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.
The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

Roof by roof
Plastic (uPVC) gutters
Plastic can become brittle with age and split. We check the joints, brackets and falls.
Lead-lined valley and parapet gutters
We look at the lining, the joints and the outlets where it’s safe to see them. Missing lead is something we check for too.

What we need to know
If you can, have these to hand when you contact us:
- The reason for the survey, such as buying, a leak or storm damage
- When you need the report by
- The kind of building and roof involved
- Where any leaks, stains or damp patches show inside
Photos help, if you have them. Take them safely from the ground or a window. To send them or to book, call 07833 053749 or send us an email.
Tips that help
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:
- Ask for valleys and parapet gutters to be cleared too
- Look for downpipes coming loose
- Book gutter clearing once a year, more often near trees
- Check the loft with care after heavy rain
Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so check they’re included in any clearing work.
Gutter surveys in Tankerton: local notes
Tankerton is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Take an older house close to Church of All Saints: its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Whitstable station may find that a dated record of the roof is useful when planning maintenance across a let. If you look after a building such as St Mary's Catholic Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What we do, step by step
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a smaller place like Tankerton, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- If you’re buying, let the agent know when we are coming
- Check the loft hatch can be reached
- For flats, check roof access has been agreed

Advice
What you can safely check yourself
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Why act early in Tankerton
It is easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. Checking the gutters first helps you spend in the right place. Around Tankerton, leaves and moss in gutters lead to overflowing water and damp walls. It is easy to sort the cause early and slow to dry a damp wall.
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You will know the price for the job before booking.

Tankerton questions
Will you come out to Tankerton?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
Is the coastal weather around Tankerton hard on roofs?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Do I need to be at home?
That depends on the survey. For inside areas and the loft space, someone has to give us access.
Will you photograph what you find?
Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Will you check if gutters are causing damp inside?
The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so we report on what’s visible.
When is the best time for a gutter survey?
There is no wrong time. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.
