Hampton questions
Does being near the coast affect roofs in Hampton?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Do you cover smaller places like Hampton?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Does a flat roof survey replace a RICS survey?
No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.
Do you look for flat roof leaks?
We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.
Do you take photos of the roof?
Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.
Flat roof surveys for homes and businesses in Hampton
A flat roof doesn’t shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We’re often asked to look into leaks around rooflights and signs of deflection in the roof deck, across mastic asphalt, GRP fibreglass and upstands and outlets.
In smaller places like Hampton, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it. Ponding, splits and lifting edges are the signs to look for from a window.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What happens on the day
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey usually takes about one to two hours on an ordinary house, and longer for a large or complex roof. A visit to a smaller place like Hampton is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
How to prepare
- Jot down any questions you want answered
- If it is not your property yet, arrange access through the agent
- Agree roof access with the managing agent if it is shared
Booking a survey
If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

What a flat roof survey looks like in Hampton
Hampton is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.
If you live in an older home near St Andrew's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you look after a building like Hampton Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Do you need a flat roof survey in Hampton?
People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.
A survey can pick up problems like:
- Signs of deflection in the roof deck
- Loose or cracked edge trims
- Cracked or split membrane
- Blisters and bubbles in the covering
Landlords with a home close to Herne Bay station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Choosing a roof surveyor
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Will they check the loft as well as the outside?
- Whether VAT is added on top
- Do they have a CAA Flyer ID and Operator ID for drone work?
What we can’t see
Every survey has limits, and it’s better to know them up front. Keep these in mind:
- Testing older roof sheets for asbestos
- Fragile surfaces, which we do not walk on
- Structural calculations, which need a structural engineer
If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey. The full list of what we check.

Practical tips
These tips come from what we see on roofs every week:
- File the paperwork for the roof and any repairs
- Clear roof outlets and gutters each autumn
- Book a survey every few years
- Keep clear of rooflights and fragile roof sheets
For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.
Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.
Different roofs, different checks
GRP fibreglass
A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.
