Flat roof survey in Radfall

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. Common reasons to book are raised blisters across the surface and failed upstands where the roof meets a wall, across upstands and outlets, single-ply membranes and mastic asphalt.

In a village or hamlet like Radfall, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when booking.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we’re asked to look at in Radfall

Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.

People typically book a survey when they’ve noticed something like this:

  • Loose or cracked edge trims
  • Raised blisters across the surface
  • Gaps at upstands and abutments
  • Cracked or split membrane

Landlords with a home close to Chestfield & Swalecliffe station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Choosing a roof surveyor

  • Whether the loft is part of the inspection
  • What the survey will not cover
  • Is VAT included in the price?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What a good roof survey covers

Why it is worth a survey now in Radfall

If you are buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. Our report gives you specific points to raise with the seller or agent. In a place like Radfall, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

What we do, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes about one to two hours for a small flat roof at home, and longer for a large commercial one. Rural addresses near Radfall can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey

  • Tell us about parking before the day
  • Clear the way to the loft hatch
  • Keep pets inside or away from the areas we’re looking at

Related advice

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Keep people off the roof unless they need to be there
  • Keep outlets clear of leaves and moss
  • Note the date and type of any roof work
  • Note where water lies after a downpour

After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Whether old sheeting or boards contain asbestos
  • Structural calculations, which need a structural engineer
  • What’s under the membrane without opening it up

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

Flat roof surveys around Radfall

Radfall is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Take a building like The Whitstable School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Radfall is about 2 miles south-east of Whitstable, in Kent. We provide flat roof surveys for homes and businesses in Radfall and the surrounding area. Radfall is one of the towns and villages in Kent where we work.

We survey roofs across the CT5 postcode area for flat roof surveys and the streets around it. We cover properties on Radfall Road, Broomfield Gate and Dukeswood. If you’re just outside Radfall, we cover Chestfield (1 mile north), West End (1 mile north-east), Swalecliffe (2 miles north), Whitstable (2 miles north-west) and Tankerton (2 miles north-west). We also work in nearby towns such as Canterbury (4 miles south), Margate (14 miles east), Sittingbourne (14 miles west), Ramsgate (15 miles east), Faversham (8 miles west) and Herne Bay (4 miles north-east).

Your questions about flat roof surveys in Radfall

Does being near the coast affect roofs in Radfall?

Often, yes. Within about 2 miles of the sea, as Radfall is, metal fixings wear faster and gales find any loose ridge or slate.

How do I find out if my home in Radfall is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you check flat roofs for asbestos?

Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.
