Electronic leak detection for West End homes and businesses

Electronic leak detection in West End: what you get

There are different ELD methods. Low-voltage methods usually need a wet roof surface and high-voltage methods need the membrane dry and exposed. The right method depends on the membrane and the build-up of the roof and we explain which we’ll use. If neither method suits your roof, we’ll tell you before any testing starts. We’re often asked to look into damage from equipment installers and leaks through a covered membrane, on flat roof membranes, roof terraces and balconies and green roofs.

In a village or hamlet like West End, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when you book.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Flat roofs in West End

The coast is about 2 miles or less from West End, so there’s more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If your home is one of the older ones in the streets near St Peter, the flat roofs on later extensions tend to wear out long before the main roof. For landlords with property near Chestfield & Swalecliffe station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building such as Thornden Wood Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

West End is about 2 miles south-west of Herne Bay, in Kent. We visit West End as part of our work across Kent, for houses, flats and commercial buildings. Our area takes in places right across Kent, large and small.

All of CT6 is covered for electronic leak detection. If you’re just outside West End, we cover Radfall (1 mile south-west), Chestfield (1 mile west), Swalecliffe (1 mile north-west), Hampton (2 miles north) and Tankerton (2 miles north-west). Larger places within reach include Canterbury (5 miles south), Margate (13 miles east), Sittingbourne (15 miles west), Ramsgate (14 miles east), Broadstairs (15 miles east) and Faversham (9 miles west).

Landmarks near West End

We work in homes and buildings around The Share And Coulter Public House, Curtis Wood and Herne Bay High School, among other places. West End’s nearest station is Chestfield & Swalecliffe station, roughly 1.3 miles north-west. Well-known places in the area include Whitstable and Tankerton Hospital (2 miles north-west) and Tankerton Castle (2.7 miles north-west). Not far away are West Blean and Thornden Woods.

How the survey works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes more time on a big roof than a small one, with the construction of the roof playing a part too. For a village or hamlet like West End, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. A report with photos shows where each breach is.

How to prepare

  • Clear the way to the loft hatch
  • Buyers: confirm access with the estate agent or seller
  • Keep pets out of the way during the survey

Honest limits

A survey is a close look at the flat roof membrane, but it can’t do everything. Its limits include:

  • Fixing the holes we find
  • The extent of water in the insulation
  • Areas we can’t reach or that cannot be tested

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before you book. What our survey covers.

What we check

  • Liquid-applied waterproofing
  • Flat roof membranes
  • Green roofs
  • Commercial flat roofs
  • Single-ply roofs
  • Roof terraces and balconies

Tips that help

Getting the most from electronic leak detection starts before we arrive and carries on afterwards. Tips:

  • Keep a note of leaks after rain
  • Use boards when working on the roof
  • Get leaks traced quickly
  • Have roof specifications to hand

Wet insulation may need attention after a leak. That is something to discuss with your roofer, and moisture readings can help.

Limit foot traffic on flat roofs. Many breaches come from foot traffic.

How the survey changes by roof type

Green and ballasted roofs

Testing before planting or ballast goes on is simpler.

Liquid-applied waterproofing

Pinholes in a coating can let water through. Where the roof suits it, testing can find them.

FAQs for West End

Do roofs near the sea, like those around West End, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is West End within the area you cover?

Yes. West End is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

What does electronic leak detection do?

It uses an electrical current to find breaches in a flat roof membrane. A breach lets the current through, which shows us where the hole is.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

What’s the best way to book?

To book, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • Commercial roofs and larger buildings
  • Height and safe access
  • The size of the roof
  • If the survey needs thermal imaging or a drone

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the price for your roof before you book.

What to tell us when you contact us

If you can, have these to hand when you contact us:

  • Anything about access we should know
  • Where water is showing inside, if it is
  • The address and postcode of the property
  • What kind of property and roof it is

To arrange a survey, ring 07833 053749 or email us and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

Leave it or get it looked at?

Repeated call-outs for the same leak add up. A clear record of where the breaches are helps break that cycle. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.
