Thermal roof surveys near West End

About our thermal roof survey in West End

A thermal camera can help when the cause of damp isn’t obvious. Water can travel some distance under a roof covering before it shows inside, and the camera can show patterns that help us follow it. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. We survey flat roofs, insulated roof spaces and commercial roofs, and the problems we’re asked to look at most are gaps in loft insulation and cold areas below the roof.

Somewhere as small as West End, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Common roof problems in West End

Some owners book because the rooms under the roof feel cold. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, especially when it’s warm inside and cold outside.

A survey makes sense if you’ve noticed:

  • Cold spots on ceilings under the roof
  • Water getting in at parapets and stacks
  • Water that travels before it shows
  • Areas of a flat roof that may hold water

For an older house near a landmark such as St Peter, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps.

Questions to ask before booking

  • How they plan to inspect the roof safely
  • Whether the roof space is looked at, where there is one
  • What insurance they carry
  • Their drone registration, if they fly one

What to expect from a roof survey

How the survey changes by roof type

GRP fibreglass roofs

Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.

Parapets, valleys and junctions

Problems where roof slopes and walls meet are often hidden. We combine a close visual check with the thermal images.

What we can’t see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Confirming water without moisture readings
  • A formal energy assessment
  • Clear results when the conditions on the day are poor

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey before you book. What our survey covers.

Flying and imaging in West End

West End lies within about 2 miles of the sea, and wind off the sea can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

If you look after a building such as Thornden Wood Primary School, big roofs are where aerial photos and thermal images show the most at once.

West End is about 2 miles south-west of Herne Bay, in Kent. Surveys in West End work the same way as everywhere we cover: a careful inspection, photos and a written report. West End is one of the places in Kent where we work.

We cover every part of the CT6 postcode area for thermal roof surveys. Other places close to West End include Radfall (1 mile south-west), Chestfield (1 mile west), Swalecliffe (1 mile north-west), Hampton (2 miles north) and Tankerton (2 miles north-west). We also work in nearby towns such as Canterbury (5 miles south), Margate (13 miles east), Sittingbourne (15 miles west), Ramsgate (14 miles east), Broadstairs (15 miles east) and Faversham (9 miles west).

Around West End

We work in homes and buildings around The Share And Coulter Public House, Curtis Wood and Herne Bay High School. The closest station to West End is Chestfield & Swalecliffe station, about 1.3 miles north-west of the centre. Nearby you will also find Whitstable and Tankerton Hospital (2 miles north-west) and Tankerton Castle (2.7 miles north-west). For a walk, there’s West Blean and Thornden Woods.

Your questions about thermal roof surveys in West End

Does a conservation area affect roof work in West End?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you carry out roof surveys in West End?

Yes, West End is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

What do I do with the report?

You’ll get the report by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Is thermal imaging good for finding leaks?

Thermal imaging can help, alongside other checks. The results depend on conditions on the day. If the source can’t be confirmed, we’ll say what could help next, such as electronic leak detection.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Let us know where and when you’ve seen damp or stains
  • Leave the roof to people with safe access
  • Heat the home normally on the days before
  • Ask us about the forecast if rain is expected

Premium Surveys include an in-person consultation, so you can go through the images with us. A follow-up 12 months later is included as well.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

What we do, step by step

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around West End can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Before the survey

  • Make sure we can get to the back of the property
  • If you are buying, let the agent know when we’re coming
  • Make a note of anything you’d like us to look at
