Ryarsh Electronic Leak Detection
We carry out electronic leak detection in Ryarsh and the rest of Kent. We survey seven days a week.
- Waterproofing to test before it is covered
- Leaks through a flat roof with no obvious cause
- Damp inside with no sign on the roof
How we price electronic leak detection
Prices always include VAT. The things that change the price are:
- Features like valleys, chimneys, dormers and parapets
- Extensions, dormers and garages with roofs of their own
- Whether thermal imaging or a drone is needed
- The type of building, from a house to a block or an office
Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the exact price before booking.
Helping us price your survey
Here’s what helps us most when you get in touch:
- The type of building and roof, such as pitched or flat
- Where any leaks, stains or damp patches show inside
- Any deadline, like an exchange date
- Pictures from the garden or a window, if you have them
If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.
Electronic leak detection in Ryarsh: what you get
There are different ELD methods. Low-voltage methods normally need a wet roof surface and high-voltage methods need the membrane dry and exposed. The right method depends on the membrane and the build-up of the roof and we explain which we’ll use. We will say if your roof doesn’t suit either method at the outset. We survey single-ply roofs, liquid-applied waterproofing and commercial flat roofs, and common reasons people get in touch are breaches around outlets and penetrations and punctures from foot traffic or tools.
In a small place like Ryarsh, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

How the survey works
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. Cottages and farmhouses around Ryarsh often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- You let us know about the roof and where water is showing.
- The roof is assessed for suitability first.
- The test method is chosen to suit the roof.
- The membrane is tested and breaches are found.
- A report with photographs shows where each breach is.
Getting ready for the survey
- For a flat or shared roof, check access with the building owner or managing agent
- Let us know about parking near the property
- If you’re buying, let the agent know when we are coming

Advice
Ryarsh questions
Will you come out to Ryarsh?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Is my home in Ryarsh listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Do you survey roofs on blocks of flats?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Is the repair part of the test?
No, our part is finding the breaches. The report gives your roofer the locations.
Are you insured?
We are covered by professional indemnity and public liability insurance.
What electronic leak detection doesn’t cover
Every survey has limits, and it’s better to know them up front. Bear these in mind:
- Carrying out the repair work
- Leaks from plumbing or windows
- Roofs whose membrane or build-up isn’t suitable
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What our survey covers.

Other services in Ryarsh
Different roofs, different checks
Single-ply membranes
Many offices and units have single-ply roofs. Seams and penetrations are typical breach points.
Liquid-applied waterproofing
Pinholes in a coating can let water through. ELD can help locate them on suitable roofs.
Surveys for landlords and agents in Ryarsh
If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which can make access easier.
Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant in advance.
Electronic leak detection around Ryarsh
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 4.6 miles north-east lies Starkey Castle, a reminder of how long the area around Ryarsh has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
If you let a flat or house near West Malling station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings such as Ryarsh Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What we are asked to look at in Ryarsh
When the membrane is buried, holes can’t be seen at all. Electronic methods can help on some of these roofs, depending on the build-up.
Look out for signs like these:
- Patched roofs that still leak
- Damage from equipment installers
- Failed seams and laps
- Stains far from any visible defect
For hotels and guest houses around Ryarsh, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do.
