Common roof problems in Ryarsh

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.

Most people get in touch after spotting something like this:

  • Ponding, splits or blisters on flat roofs
  • Slipped, cracked or missing slates and tiles
  • Lifted, split or missing lead flashings
  • Condensation or damp timbers in the loft

For site and facilities teams at buildings such as Ryarsh Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Before you book anyone

  • Will they check the loft as well as the outside?
  • What follow-up you get after the report
  • How much experience they have with roofs like yours
  • Is VAT included in the price?

What’s in a roof survey

How a roof survey works in Ryarsh

Our roof surveys cover Ryarsh and the wider South East. Visits run on weekdays, Saturdays and Sundays. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you are ready to book, ring 07833 053749 or use the contact form. We survey lead flashings, clay and concrete tiles and ridges, hips and valleys, and common reasons people get in touch are leaking gutter joints and downpipes and loose ridge or hip tiles.

Somewhere as small as Ryarsh, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How it works

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely. Most surveys take about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Older rural homes like those around Ryarsh can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

How to prepare

  • Move anything stored under the loft hatch
  • If it is not your property yet, arrange access through the agent
  • Agree roof access with the managing agent if it’s shared

Ryarsh homes and their roofs

About 4.6 miles north-east lies Starkey Castle, a reminder of how long the area around Ryarsh has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live in an older home near Church of St Martin, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you live near a park like Leybourne Lakes Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Faults hidden behind ceilings or boarding
  • Asbestos testing of any kind
  • A promise that the roof will not leak in future

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. The full list of what we check.

Ryarsh questions

Can a landlord with a rental near West Malling station book a roof survey?

Yes, rented property is part of what we cover. Just ring 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.

Is my home in Ryarsh listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you check whether my roof contains asbestos?

No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

What do you check on a roof survey?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

How much is a survey?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.

What’s the best way to book?

Just phone 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Hold on to the report for future surveys
  • Watch for slipped slates after bad weather
  • Find records of any re-roofing or repairs
  • Include dormers, porches and garages when you book

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, which makes quotes easier to compare.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.

Roof by roof

Natural slate

Inside the roof space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none.

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar.

Checking the roof from the ground

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
