Electronic leak detection around Sturry
Sturry is within about 5 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you let a flat or house near Sturry station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For site and facilities teams at buildings such as Sturry Church of England Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.
Sturry is about 3 miles north-east of Canterbury, in Kent. From houses to flats and shops in Sturry, we can survey the roof on a weekday or at the weekend. Sturry is one of the places in Kent where we work for electronic leak detection.

About our electronic leak detection in Sturry
A leak in a flat roof often shows up a long way from where the water gets in. That makes leaks hard to trace by eye. ELD tests the waterproofing directly, to find where it has been breached. It’s testing only and leave the repair to your roofer. On a suitable roof, it takes the guesswork out of finding the hole. We then send you the results in a written report. If you’re worried about breaches hidden under paving or planting and leaks showing away from the breach, we can find out what’s behind it, whatever the roof.
In smaller places like Sturry, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let a good many water into the room below. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.
The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Prices for electronic leak detection in Sturry
Prices vary from roof to roof, for these reasons:
- The roof’s overall size
- Whether thermal imaging or a drone is needed
- How many separate roofs there are, like extensions, dormers and garages
- Height and safe access
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.
Booking your survey
There’s no need for technical words. It’s enough to tell us:
- What made you get in touch
- Your postcode, so we can check access and travel
- Any deadline, such as an exchange date
- Anything about access we should know
You can call us seven days a week. To book or ask a question, ring 07833 053749 or drop us an email.
Leave it or get it looked at?
Cutting open a flat roof to find a leak can cause more damage. Electronic testing finds the hole first so your roofer knows where to work. Tradespeople may need to travel further to a smaller place like Sturry, so it’s useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.
Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You will know the price for your survey before booking.

FAQs for Sturry
Does a conservation area affect roof work in Sturry?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Does being near the coast affect roofs in Sturry?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Do you need to get into the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it when booking and we will explain what’s needed.
What’s in the report?
It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys.
How fast do I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Build-ups without a suitable layer below
- Water entering through details rather than the membrane
- The extent of water in the insulation
If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.
What this survey covers
- Flat roof membranes
- Single-ply roofs
- Roof terraces and balconies
- Green roofs
- Liquid-applied waterproofing
- Commercial flat roofs
When to book a survey in Sturry
Holes in a membrane often come from feet, tools or debris. Some are too small to see, but still let water through.
A survey makes sense if you’ve noticed:
- New roofs to check before paving or planting
- Holes around roof penetrations
- Stains far from any visible defect
- Failed seams and laps
For businesses in and around places such as Whitefriars Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts.
Before booking anyone
- How soon the report will arrive
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What insurance they carry
- What’s outside the scope of the survey
Roof by roof
Bituminous membranes
Bitumen roofs can often be tested electronically though the layers below matter.
Liquid-applied waterproofing
Pinholes in a coating can let water through. Where the roof suits it, testing can find them.
The survey, step by step
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes more time on a big roof than a small one, with the construction of the roof playing a part too. Some parts of a survey depend on the weather, so a visit to Sturry is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- First, we confirm which roof areas are included.
- We get the roof ready for testing.
- We work across the roof with the test equipment.
- We mark the breach locations in our records.
- You receive the results to pass to your roofer.
Getting ready for the survey
- Have keys ready for side gates, garages or roof access doors
- Move anything stored under the loft hatch
- If the roof is shared, arrange access with whoever manages the building
