We take a careful look at the flat roof membrane at your property in Egerton, and put it all in a photo-illustrated written report.
- Holes around roof penetrations
- Failed seams and laps
- Breaches hidden under paving or planting
Common questions in Egerton
Does a conservation area affect roof work in Egerton?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is Egerton within the area you cover?
Yes, Egerton is on our map. Villages and rural addresses get the same survey as a town house.
Can you survey in bad weather?
A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.
What’s the price of ELD?
We quote electronic leak detection for each roof, as the method and time depend on the roof. The price depends on the roof’s size and build-up. To get a quote, call 07833 053749 or drop us an email.
Are you insured?
Our cover is professional indemnity plus public liability.
How long will testing take?
Testing normally takes longer on a large roof than a small one, and the build-up of the roof makes a difference too.
Do you take photos of the roof?
Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.
Electronic leak detection in Egerton
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current that passes through the membrane only where there is a breach. It can find holes too small to spot by eye so your roofer knows exactly where to repair. You get a written report with photos of each breach found. We are often asked to look into a flat roof leak that can’t be traced and repairs that haven’t stopped the leak, on commercial flat roofs, single-ply roofs and flat roof membranes.
Flat roofs on exposed homes in small places like Egerton take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

When to book a survey in Egerton
A breach can be left during installation. ELD on a new roof can show holes before they cause leaks.
Typical things we are asked to look at include:
- Breaches around outlets and penetrations
- New membranes needing a check before handover
- Punctures from foot traffic or tools
- Leaks under green or ballasted roofs
If you own a rental within reach of Pluckley station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
Questions to ask before booking
- Is VAT included in the price?
- Their drone registration, if they fly one
- Whether the roof space is looked at, where there is one
- Are they insured for the work?
Flat roofs in Egerton
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
Take a building like Egerton Church of England Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you live in an older home near Church of St James, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

What we can’t see
Without opening up the roof, some things stay hidden, and that sets some limits:
- Areas we can’t reach or that can’t be tested
- Some conductive membranes
- The extent of water in the insulation

What happens on the day
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes as long as needed for the roof’s area and construction, which we set out in the quote. In a small place like Egerton, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start by finding out what the roof is made of and where it leaks.
- We confirm whether the roof is suitable for electronic testing.
- We pick the low-voltage or high-voltage method that suits the roof.
- The roof is tested and any breaches are located.
- You get a report showing where each breach is, for your roofer to repair.

Advice
Surveys for landlords and agents in Egerton
Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
What happens if roof problems are left?
Repairs in the wrong place leave the leak in place. ELD shows the actual breach points. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.
