Roof by roof
Single-ply membranes
Single-ply can be punctured by tools or fixings. Testing helps find them.
Bituminous membranes
Bitumen roofs can often be tested electronically, depending on what’s below.
How electronic leak detection works in Abbey Gate
ELD can be carried out in more than one way. Low-voltage testing is typically done with the surface wet, while high-voltage testing needs a dry, exposed membrane. The right method depends on the membrane and the build-up of the roof and we explain which we will use. If neither method suits your roof, we will tell you before any testing starts. If you’re worried about leaks that return after repairs and breaches around outlets and penetrations, we can find out what’s behind it, on flat roof membranes, liquid-applied waterproofing and commercial flat roofs alike.
Flat roofs on exposed homes in small places like Abbey Gate take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You’ll see the good as well as the bad.

What electronic leak detection doesn’t cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The extent of water in the insulation
- Fixing the holes we find
- Areas we can’t reach or that cannot be tested
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before you book. What a survey covers and doesn’t.
Roof types and parts we check
- Commercial flat roofs
- Liquid-applied waterproofing
- Flat roof membranes
- Green roofs
- Single-ply roofs
- Roof terraces and balconies
Why act early in Abbey Gate
ELD before paving, ballast or planting goes on is simpler. Once layers are added, finding a breach is harder. Older cottages and farmhouses around Abbey Gate can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Flat roofs in Abbey Gate
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. With Stoneacre about 4.2 miles south-east, Abbey Gate sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.
For landlords with property near Maidstone East station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Anyone responsible for a site like Sandling Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Shop and office owners around Fremlin Walk may find that flat roofs over shops and units are easy to forget until water comes through a ceiling.
Abbey Gate is about 1 mile north-west of Foley Park, in Kent. We survey roofs in Abbey Gate and the rest of Kent, as part of our work across London and South East England. Our area takes in places right across Kent, large and small.

Green spaces nearby include Boxley Hills and Burham Down.
What happens on the day
We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take longer on a large roof than a small one, with the construction of the roof playing a part too. For a village or hamlet like Abbey Gate, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- We start with what you know about the roof and the leak.
- The roof is assessed for suitability first.
- The test method is chosen to suit the roof.
- We test the roof and locate any breaches.
- A report with photographs shows where each breach is.
Before the survey
- Move anything stored under the loft hatch
- Keep pets inside or away from the areas we are looking at
- Jot down any questions you want answered
Booking a survey
Every survey is priced before it’s booked, so you know the cost up front. We quote electronic leak detection for each roof, as the method and time depend on the roof. For a price for your roof, call 07833 053749 or drop us an email.

Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Practical tips
Some practical points come up on survey after survey. They apply to most roofs:
- Test new membranes before covering them
- Keep a note of leaks after rain
- Avoid repeated repairs without finding the cause
- Limit access to the roof
File the report with your roof paperwork. It shows the condition of the membrane on that date.
Don’t leave a flat roof leak running. The longer water gets in, the more insulation and decking can be affected.
Your questions about electronic leak detection in Abbey Gate
Will you come out to Abbey Gate?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
Is Abbey Gate in the area you cover?
Yes, Abbey Gate is one of the places we work. Every survey there gets the same written report with photos.
Does ELD include fixing the breach?
No. We test the membrane and report. The report shows where each breach is for your roofer to repair.
What’s in the survey report?
You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put in order of urgency where relevant.
Do I need to be at home?
That depends on the survey. For inside areas and the loft space, someone has to give us access; we will agree the details when you book.
What if it rains on the day?
It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.
Can you give me structural calculations?
No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.
