Independent gutter surveys in Abbey Gate

Should I look at the roof myself first?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

How a gutter survey works in Abbey Gate

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. If you are worried about hoppers and outlets full of debris and overflowing valley or parapet gutters, we can find out what’s behind it, whatever the roof.

In a small place like Abbey Gate, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we’re asked to look at in Abbey Gate

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold, and in time their joints can drip. Cast iron joints can corrode and part where the paint has failed.

A survey makes sense if you’ve noticed:

  • Gutters full of debris and silt
  • Fascia boards damaged by overflowing water
  • Leaks at the gutter joints
  • Water backing up from a hidden gutter

If you own a rental within reach of Maidstone East station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Choosing a roof surveyor

  • What experience they bring
  • Will they check the loft as well as the outside?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What the report includes, and whether it has photographs

What a good roof survey covers

Common questions in Abbey Gate

How do I find out if my home in Abbey Gate is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you survey roofs for landlords with property near Maidstone East station?

Yes, rented property is part of what we cover. Just phone 07833 053749 or use the contact form and tell us about the building.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Will you go up on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Will you check the drains below ground?

No. We check above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

Abbey Gate homes and their roofs

Stoneacre, about 4.2 miles south-east, is one of the historic houses in the wider area around Abbey Gate. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live near a park such as Tyland Barn, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you live in an older home near St Paul's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Abbey Gate is about 1 mile north-west of Foley Park, in Kent. We carry out gutter surveys for homeowners, landlords and businesses in Abbey Gate and nearby. Across Kent, we cover Abbey Gate and the places around it.

What a gutter survey doesn’t cover

To be straight with you, a roof survey has limits:

  • Blockages deep inside downpipes
  • The inside of buried drains
  • Gutters out of sight from every safe vantage point

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and does not.

Roof types and parts we check

  • Parapet and box gutters
  • Eaves gutters
  • Valley gutters
  • Fascias and soffits
  • Downpipes
  • Outlets and hoppers

Why act early in Abbey Gate

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. Where a roof is exposed, as many are in small places like Abbey Gate, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Take a look at what a roof survey costs and two real surveys.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Features like valleys, chimneys, dormers and parapets
  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • Whether it is a home or a commercial building

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. We confirm the price for your survey before booking.

Getting in touch

Some details help us recommend the right survey and price. When you contact us, tell us:

  • The property’s address and postcode
  • Dates you’re working to, such as exchange
  • Pictures of the roof from a safe spot, if you have them
  • The type of building and roof, such as pitched or flat

When you’re ready to go ahead, phone 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours at a house, depending on how many gutter runs and downpipes there are. Around Abbey Gate, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. The roof space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

Before we arrive

  • Leave side gates unlocked
  • If you are buying, check with the agent that we can get in
  • Point out any leaks or damp patches
