Rooflights and upstands

Rooflights and fragile sheets are never walked on. They’re inspected from safe positions and recorded with photographs.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.

Flat roof survey in Abbey Gate

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. We survey upstands and outlets, EPDM rubber and felt flat roofs, and people most often book us about upstands pulling away from walls and ponding water that doesn’t drain away.

Somewhere as small as Abbey Gate, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

The survey, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a hamlet or village like Abbey Gate, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We check the roof from wherever it can safely be seen.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Clear the way to the loft hatch
  • Make sure we can get to the back of the property
  • Dig out any old roof reports or invoices

Advice

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • File the paperwork for the roof and any repairs
  • Keep people off the roof unless they need to be there
  • Watch the ceilings below the flat roof for stains
  • Make sure new fixings through the roof are properly sealed

Once we’ve been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. A flat roof that drains well wears much more slowly.

Landlord and commercial surveys in Abbey Gate

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or drop us an email with the addresses.

Landlords and letting agents in Abbey Gate book surveys as well as householders. The report gives you a dated record of the flat roof, with photographs, useful for planning maintenance.

What happens if roof problems are left?

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. Around Abbey Gate, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Your questions about flat roof surveys in Abbey Gate

Is Abbey Gate within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Does a conservation area affect roof work in Abbey Gate?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Do you need to get into the loft?

Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Is a flat roof survey the same as a building survey?

No. It’s a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.

Do you need a flat roof survey in Abbey Gate?

Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

We are often asked to look at:

  • Damaged trims at the roof edge
  • Signs of deflection in the roof deck
  • Splits, cracks and crazing
  • Gaps at upstands and abutments

If you look after a building like Sandling Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Before you book any roof surveyor

  • What the survey will not cover
  • Whether the inside of the roof is included
  • Their track record with similar roofs
  • What exactly goes into their report
