Honest limits

Before booking, it is worth knowing what a survey won’t do:

  • The condition of timbers we cannot see
  • Seeing water directly, as the camera shows temperature, not moisture
  • Structural calculations, which need a structural engineer

Thermal roof survey in Abbey Gate: what you get

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It’s important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you’ve noticed cold areas below the roof and wet areas near outlets and upstands, a survey will tell you what’s going on, whatever the roof.

Villages like Abbey Gate often stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What a survey costs

All our prices include VAT. The things that change the price are:

  • Chimneys, valleys, parapets and other details
  • Height and safe access
  • House, block, shop or office
  • How many separate roofs there are, such as extensions, dormers and garages

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £400, including VAT. Size, height and access decide where your roof falls.

Getting in touch

Getting the details right at the start saves time. It helps to include:

  • Why you want a survey: buying, a leak, a storm or new work
  • The kind of building and roof involved
  • The address and postcode of the property
  • Dates you are working to, such as exchange

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

Leave it or get it looked at?

Before replacing a large flat roof, it helps to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you spend. Where a roof is exposed, as many are in small places like Abbey Gate, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Why us?

  • Surveys seven days a week
  • PI and public liability insurance
  • 98% customer satisfaction
  • An independent view of the roof

Abbey Gate: your questions answered

How do I find out if my home in Abbey Gate is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover Abbey Gate?

Yes, Abbey Gate is within the area we cover. Our area covers London and South East England. You can call 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.

How long will you be at the property?

Time on site depends on the roof; most visits take between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The written report follows by email.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Can you check my loft insulation with a thermal camera?

Thermal images can suggest where heat is escaping and where insulation may be missing. We don’t give energy ratings or heat loss calculations, but the report shows where to look more closely.

What will the report tell me?

Written findings with photographs, covering the condition of the roof, the defects we found and what we recommend, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

What do I do with the report?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

What a thermal roof survey looks like in Abbey Gate

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Historic houses such as Stoneacre, about 4.2 miles south-east, show how far back building around Abbey Gate goes. Aerial photos and thermal images let an old roof be checked without anyone disturbing it. For site and facilities teams at buildings like Sandling Primary School, a view from above covers a wide roof far faster than walking it. If you run a business near Fremlin Walk, thermal images can show trapped moisture across a wide commercial roof.

Different roofs, different checks

Parapets, valleys and junctions

Water often gets in where roofs meet walls, parapets or valley gutters. The camera can help show damp around these junctions.

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. We confirm any patterns with moisture readings.

How the survey works

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes between one and two hours for most houses, or half a day or so for a commercial building. Older rural homes like those around Abbey Gate can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • If it isn’t your property yet, arrange access through the agent
  • Keep pets out of the way during the survey
  • Point out any leaks or damp patches
