How electronic leak detection works in Stanhope

There are different ELD methods. Low-voltage testing is normally done with the surface wet and high-voltage methods need the membrane dry and exposed. Which one suits depends on the membrane and the layers of the roof and we explain which we’ll use. We’ll say if your roof doesn’t suit either method before any testing starts. We survey liquid-applied waterproofing, commercial flat roofs and green roofs, and the problems we’re asked to look at most are leaks under green or ballasted roofs and breaches around outlets and penetrations.

Around Stanhope, many homes have a garden room, garage or outbuilding with a flat roof. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when booking. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

What happens on the day

We will ask a few questions first, like when any problem began and what work has been done before. The inspection then takes longer on a large roof than a small one, with the construction of the roof playing a part too. In a smaller place like Stanhope, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. The roof is assessed to see if electronic testing will work on it.
  3. The testing method is chosen to suit the membrane and build-up.
  4. The roof is tested and any breaches are located.
  5. The breaches are recorded with photos in a report for your roofer.

Advice

Roof by roof

Bituminous membranes

Older felt roofs often have seams and patches that can leak. We test where the roof suits it.

Inverted and paved roofs

A terrace or paved roof hides the waterproofing. Whether it can be tested depends on the build-up.

What we can’t see

We only report what can be seen safely on the day, so there are some things a survey cannot cover:

  • Roofs whose membrane or build-up isn’t suitable
  • Fixing the holes we find
  • Leaks from plumbing or windows

If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey. The full list of what we check.

Roof types and parts we check

  • Single-ply roofs
  • Commercial flat roofs
  • Green roofs
  • Liquid-applied waterproofing
  • Flat roof membranes
  • Roof terraces and balconies

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

What we are asked to look at in Stanhope

If a flat roof keeps leaking after patching, the hole may be elsewhere. ELD can locate the breach more precisely.

Problems we come across often include:

  • Breaches around outlets and penetrations
  • New roofs to check before paving or planting
  • Leaks showing away from the breach
  • Damage from equipment installers

For hotels and guest houses around Stanhope, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition.

What a roof survey includes

Electronic leak detection around Stanhope

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Stanhope has a number of hotels within about a mile and a half. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

Landlords with a home close to Ashford International station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you live in an older home near St. Francis, the joins between later flat roofs and the old walls are where problems typically start.

Stanhope is about 1 mile south-west of Ashford, in Kent. If you are in Stanhope, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Our Kent coverage includes Stanhope. Our Canterbury page covers surveys nearby.

Your questions about electronic leak detection in Stanhope

Do you cover commercial flat roofs around Stanhope?

Yes, we cover commercial roofs as well as homes. Roof access is agreed with the building manager or owner beforehand.

Is my home in Stanhope listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

How do you choose the testing method?

It depends on the membrane and the build-up. Low-voltage methods are usually carried out on a wet roof and high-voltage methods need the membrane dry and exposed.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Use boards when working on the roof
  • Do not keep patching the same spot
  • Get leaks traced quickly
  • Clear flat roof outlets regularly

Questions about the results are welcome. We can talk you through the findings.

Make sure contractors protect the waterproofing when fitting equipment. Have the roof looked at after other work.
