Electronic leak detection in Great Chart: what you get

Roofs covered with paving, ballast or planting need more thought. What sits on the membrane can affect which method will work, and some may need lifting. We talk this through before we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. If testing isn’t possible, we will say so. If you’ve noticed a flat roof leak that can’t be traced and leaks through a covered membrane, we can find out what’s behind it, on flat roof membranes, single-ply roofs and commercial flat roofs alike.

In a small place like Great Chart, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. It usually takes as long as needed for the membrane area and the build-up, which we’ll explain when we quote. Cottages and farmhouses around Great Chart often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

What electronic leak detection looks like in Great Chart

Godinton House, about 1.1 miles north, is one of the historic houses in the wider area around Great Chart. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

Anyone responsible for a site like Great Chart Primary School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. Take an older house close to Church of St Mary: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

When to book a survey in Great Chart

Holes in a membrane often come from feet, tools or debris. Many are tiny, but still let water through.

These are some of the problems a survey can pick up:

  • Gaps at membrane joints
  • Breaches hidden under paving or planting
  • New membranes needing a check before handover
  • Holes left by work on the roof

If you look after a shop, office or commercial unit, for instance near County Square, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

What a good roof survey covers

Great Chart: your questions answered

Is my home in Great Chart listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover Great Chart?

Yes, Great Chart is within the area we cover. We survey roofs across London and the South East. You can call 07833 053749 or use the contact form with the address and a few details, and we’ll talk through which survey suits.

Do you climb onto every roof?

Only if it’s safe. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

What’s the price of ELD?

Each roof is quoted on its size and build-up. Tell us about the roof and where it leaks, and phone 07833 053749 or send us an email for a quote.

How does ELD work?

The waterproofing membrane normally stops an electrical current, but a hole lets it through. That lets us find breaches that are too small to see.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
