About our landlord roof survey in Great Chart

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs on blocks, extensions and garages are included when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it is safe to see them and the loft where access is safe. We’re often asked to look into damaged pots and flaunching and leaks into upper flats, across converted houses, shared roofs and rented houses.

Some older homes in villages like Great Chart are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Common questions in Great Chart

How do I find out if my home in Great Chart is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Great Chart?

We do. Villages and rural addresses get the same survey as a town house.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. We look at the parts we are given access to, and the report makes that clear.

Will you inspect a roof that several owners share?

Yes, shared roofs are a common request. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points, and the report says so.

Do you use drones?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

What affects the price in Great Chart

All our prices include VAT. What changes the price is:

  • The roof’s overall size
  • Features like valleys, chimneys, dormers and parapets
  • Whether it is a home or a commercial building
  • The use of thermal imaging or a drone

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What we need to know

If you can, have these to hand when you contact us:

  • Dates you’re working to, such as exchange
  • Where water is showing inside, if it is
  • What kind of property and roof it is
  • Any photos you have, taken from the ground or a window

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or use the contact form.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

For landlords and managing agents

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on any day of the week, which can make access easier.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

The survey, step by step

After the inspection, everything we found is written up as a photo-illustrated written report. As for time on site, it typically takes about 1–2 hours for a single let house, with blocks of flats taking longer. In a small place like Great Chart, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

Getting ready for the survey

  • Clear the way to the loft hatch
  • If you’re buying, check with the agent that we can get in
  • Keep pets in another room

Booking a survey

Landlord roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or email us with the details.

Advice

When to book a survey in Great Chart

Shared roofs can fall between owners. Everyone may think someone else is responsible and work gets delayed. An independent report helps everyone see the facts.

Common reasons to book include:

  • Standing water on a flat roof
  • Slipped or missing slates and tiles
  • Flashings that have come away
  • Choked outlets and gutters

For an older house near a landmark like Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before you book any roof surveyor

  • What the report includes, and whether it has photos
  • How long they’ve been surveying roofs
  • Is there a chance to talk the report through?
  • Will they check the loft as well as the outside?

What’s in a roof survey

Great Chart homes and their roofs

With Godinton House about 1.1 miles north, Great Chart sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you look after a shop, office or commercial unit, for instance near County Square, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For landlords with property near Ashford International station, the gap between tenancies is a good time to have the roof looked at.

Great Chart is about 1 mile west of Ashford, in Kent. Anywhere in Great Chart, we can come and survey your property. Our area takes in places right across Kent, large and small. You can also see our page for Canterbury.

Honest limits

In fairness, there are limits to any roof survey:

  • A full building survey of every part of the property
  • Asbestos testing of roof sheets or soffits
  • Who pays under the lease (that’s a legal question)
