Electronic leak detection for Kemsing homes and businesses

Leave it or get it looked at?

A visual inspection can miss tiny holes. Electronic testing can find breaches you cannot see by eye, on suitable membranes. Homes in smaller places like Kemsing can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.

Electronic leak detection in Kemsing: what you get

Our ELD report shows where each breach was found, with photographs. It tells your roofer exactly where to repair rather than guessing. We do not estimate repair costs; that’s for your roofer to price. A retest after repairs can check the work, where the roof still suits the method. Results come in a written report with photos. We survey liquid-applied waterproofing, flat roof membranes and commercial flat roofs, and common reasons people get in touch are new roofs to check before paving or planting and leaks under green or ballasted roofs.

In a smaller place like Kemsing, some flat roofs sit in the open, so wind catches loose edges and trims. Felt and bitumen also age in strong sun. Splits, blisters and lifting edges are what to look out for, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.

If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Practical tips

Getting the most from electronic leak detection starts before we arrive and carries on afterwards. Tips:

  • Consider ELD before paving or planting goes on
  • Get leaks traced quickly
  • Record dates and spots where water appears
  • Find the breach before more patching

File the report with your roof paperwork. It shows the condition of the membrane on that date.

Consider testing a new membrane before it is covered. Finding breaches is simpler at that stage.

What we look for on each type of roof

Single-ply membranes

Punctures from foot traffic and equipment are common on single-ply roofs. Testing helps find them.

Inverted and paved roofs

We’ll tell you if your inverted or paved roof is not suitable.

The survey, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect a time that depends on the size of the roof and how it’s built, and we’ll give you a guide when quoting. Homes around Kemsing frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

Preparing for the visit

  • If it isn’t your property yet, arrange access through the agent
  • Have any questions written down, so nothing gets missed
  • Keep pets inside or away from the areas we’re looking at

Arrange a survey

If you’re buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Advice

Questions from Kemsing

Is my home in Kemsing listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Kemsing within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

How much time does ELD need?

It usually takes more time on a big roof than a small one, with the construction of the roof playing a part too.

Does ELD work under paving or planting?

Sometimes. The layers on top and the build-up below decide it and parts may need to be lifted. We talk this through first.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What happens after the survey?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Prices for electronic leak detection in Kemsing

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • House, block, shop or office
  • Roof area
  • The height of the building and how the roof can safely be seen
  • The shape of the roof and its details

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Helping us price your survey

A little information up front helps. It helps to include:

  • How the loft is reached, if there is one
  • What’s prompted the survey
  • Any marks or damp showing indoors
  • Dates you’re working to, like exchange

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or send us an email.

Local flat roofs in Kemsing

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. The wider area around Kemsing has a long history of building, with Knole House about 2.8 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

Take a building like Kemsing Primary School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you own a rental within reach of Otford station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For an older house near a landmark such as Church of St Mary, flat-roofed rear additions and dormers added over the years are worth checking.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Areas we cannot reach or that cannot be tested
  • Carrying out the repair work
  • Build-ups without a suitable layer below

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What our survey covers.
