Further Quarter: your questions answered

Do you cover smaller places like Further Quarter?

We do. Villages and rural addresses get the same survey as a town house.

Is my home in Further Quarter listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Can you find leaks on a covered flat roof?

In some cases. The layers on top and the build-up below decide it, and some may need lifting. We’ll discuss it before we quote.

What does the report include?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put by urgency where it matters.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Is the repair part of the test?

No, the test finds the breaches and your roofer repairs them. Your roofer uses the report to target the repair.

Will you walk on the roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.

How electronic leak detection works in Further Quarter

Our ELD testing covers flat roofs in Further Quarter and the rest of London and South East England. Testing usually takes longer on a large roof than a small one, with the construction of the roof playing a part too. Electronic leak detection is quoted for your roof, because the method depends on the roof. The results come in a written report with photos. If you’ve noticed holes left by work on the roof and new membranes needing a check before handover, we can find out what’s behind it, whatever the roof.

In a small place like Further Quarter, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Different roofs, different checks

EPDM rubber roofs

ELD on EPDM depends on the product and the layers. We check this first.

Inverted and paved roofs

We will tell you if your inverted or paved roof is not suitable.

What affects the cost of electronic leak detection

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The shape of the roof and its details
  • How tall the building is and how easy the roof is to see
  • Extra roofs, like extensions, dormers or garages
  • Roof area

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

What to tell us when you get in touch

If you can, have these to hand when you contact us:

  • The style of property, from a terrace to a block
  • Your postcode, so we can check access and travel
  • Your timetable, like an exchange date
  • Pictures of the roof from a safe spot, if you have them

Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, ring 07833 053749 or drop us an email.

Flat roofs in Further Quarter

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For landlords with property near Pluckley station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Whatever the street in Further Quarter, a roof costs least to look after when faults are caught early.

What electronic leak detection doesn’t cover

It is a careful look at the flat roof membrane, not the whole story. The main limits are:

  • Moisture spread under the membrane
  • Fixing the holes we find
  • Leaks from walls, copings or rooflights

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before booking. What our survey covers.

What we check

  • Flat roof membranes
  • Commercial flat roofs
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Roof terraces and balconies
  • Green roofs

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes a time that depends on the size of the roof and how it’s built, which we’ll explain when we quote. Older roofs in small places like Further Quarter can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

Before the survey

  • Have any paperwork from past roof work to hand
  • Make sure we can get to the back of the property
  • Mention any parking restrictions on your street

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Use boards when working on the roof
  • Do not keep patching the same spot
  • Don’t leave water getting in
  • Consider ELD before paving or planting goes on

Wet insulation may need attention after a leak. Your roofer can advise on that and other checks can help judge it.

Act on leaks quickly. Water under a membrane can spread.
