Flat roof survey in Further Quarter: what you get
A flat roof doesn’t shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. If you’re worried about pools of water lying on the roof and a sagging deck under the covering, we can find out what’s behind it.
Older buildings in small places like Further Quarter may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

Different roofs, different checks
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.
GRP fibreglass
GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.
Questions from Further Quarter
Will you come out to Further Quarter?
We do. A small place gets exactly the same survey as a big one.
Do you cover Further Quarter?
Yes, Further Quarter is within the area we cover. Our area covers London and the South East. Just ring 07833 053749 or send us an email and let us know about the property.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.
Do you give a life expectancy for the roof?
We don’t give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.
What types of flat roof do you survey?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.
Can you test old roof sheets for asbestos?
Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.
Flat roof surveys around Further Quarter
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
Landlords with a home close to Pluckley station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. In and around Further Quarter, as anywhere, a roof is easiest to deal with when its problems are found early.

Why get it checked now?
A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. Older cottages and farmhouses around Further Quarter can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

How the survey works
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It typically takes an hour or two for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Further Quarter, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We look at the roof from the ground, windows and the roof where it’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
How to prepare
- Make a note of anything you’d like us to look at
- Let us know about parking near the property
- Buyers: confirm access with the estate agent or seller

Advice
Before and after the survey
These tips come from what we see on roofs every week, before and after a survey:
- Check the outlets after the leaves fall
- Note any new marks on ceilings beneath the roof
- Limit foot traffic on the covering
- File the paperwork for the roof and any repairs
After the visit, we write up the report with photos of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
