How a gutter survey works in Further Quarter
Gutters are normally fixed to fascia boards, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. Common reasons to book are soffits marked by water and brackets that have dropped or snapped, across downpipes, valley gutters and parapet and box gutters.
Somewhere as small as Further Quarter, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Roof by roof
Cast iron gutters
Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time but corrode once the paint wears off.
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear and brackets may drop under the weight of debris.
Further Quarter questions
Do you survey roofs for landlords with property near Pluckley station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or drop us an email with the address and what you need.
Is Further Quarter within the area you cover?
Yes, Further Quarter is on our map. A small place gets exactly the same survey as a big one.
Will you check the drains below ground?
No, we do not carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
What happens after the survey?
The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Are you structural engineers?
No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.
What does a gutter survey cost?
Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, ring 07833 053749 or email us.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.
What we do, step by step
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a small place like Further Quarter, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The roof space is checked for water marks if it’s safe to get into.
- The findings are written up with photos and recommendations.
How to prepare
- Show us where any leaks or stains appear
- If you’re buying, let the agent know when we are coming
- Check pets are kept safely away
Booking a survey
If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.

Roofs, chimneys and gutters in Further Quarter
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
Landlords with a home close to Pluckley station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. For any home in Further Quarter, it is the small, early fault that is cheapest to put right.

What happens if roof problems are left?
When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the loft space and the rooms below, often in the heaviest rain. Having them checked before autumn and winter makes sense. In a place like Further Quarter, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

When you need someone else
A survey is a careful look at the gutter, but it cannot do everything. The main limits are:
- The inside of a downpipe along its whole length
- Gutters out of sight from every safe viewpoint
- Confirming asbestos in older rainwater goods
If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.

Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Check from the ground or a window, not a ladder
- Look for downpipes coming loose
- Watch for green marks down the brickwork
- Look for new stains on ceilings below valleys after rain
Landlords and managing agents can keep the report with the building’s records to help plan maintenance. The photos help when you explain the work to others.
Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.
