How a gutter survey works in Fir Toll

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey downpipes, eaves gutters and parapet and box gutters, and common reasons people get in touch are choked outlets or hopper heads and gutters that have fallen out of line.

In a village or hamlet like Fir Toll, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Gutter surveys around Fir Toll

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first. Godinton House, about 3.6 miles east, is one of the historic houses in the wider area around Fir Toll. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Church of St Nicholas are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Pluckley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Pluckley Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Landlord and commercial surveys in Fir Toll

Landlords, agents and building managers in Fir Toll and across Kent can book any of our surveys. To discuss a property or a block, ring 07833 053749 or drop us an email.

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which can make access easier.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Fir Toll, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. A report with photographs and recommendations follows.

Getting ready for the survey

Advice

What you can safely check yourself

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

How the survey changes by roof type

Lead-lined valley and parapet gutters

We look at the lining, the joints and the outlets as far as they can be seen safely. Lead is also a target for theft.

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.

Useful tips for Fir Toll property owners

A little preparation and a few simple habits help. Our tips:

  • Have gutters cleared at least once a year
  • Don’t climb a ladder to look in the gutters
  • Keep climbers away from the eaves
  • Watch the gutters during heavy rain

Questions about the report are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Deal with drips, sags and loose downpipes early. Left alone, they normally grow and spilled water harms brickwork and woodwork.

Common questions in Fir Toll

How do I find out if my home in Fir Toll is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Fir Toll?

Yes. Fir Toll is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Do you survey at weekends?

Yes. We survey on weekdays and at weekends. Just phone 07833 053749 or drop us an email to arrange a day.

What does a gutter survey cost?

Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, ring 07833 053749 or drop us an email.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Will the survey check for asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so we report on what’s visible.

Honest limits

A survey is a careful look at the gutter, but it can’t do everything. The main limits are:

  • Asbestos testing of old gutters, downpipes or soffits
  • Hidden sections we cannot view safely
  • Pipes below ground level
