Gutter survey in Wissenden

We survey gutters and rainwater systems in Wissenden and right across London and the South East. We inspect everything we can see safely from ground level, windows, the loft space and the roof where it is safe. Time on site usually takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. If you’ve noticed gutters packed with leaves or moss and gutters that have fallen out of line, a survey will tell you what’s going on, on downpipes, eaves gutters and valley gutters alike.

In a village or hamlet like Wissenden, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

What we look for on each type of roof

Box and secret gutters

Box and secret gutters frequently cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.

FAQs for Wissenden

Is Wissenden within the area you cover?

Yes. Wissenden is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Can a landlord with a rental near Pluckley station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Is a CCTV drain survey included?

No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.

How much time does the visit need?

A visit normally takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. We will give you an idea when you book.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so the report covers what can be seen.

Will you walk on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

What happens next?

The report arrives by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

What this survey cannot tell you

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • The inside of buried drains
  • Damage hidden inside walls or behind boards
  • Confirming asbestos in older rainwater goods

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before you book. What our survey covers.

Roof types and parts we check

  • Fascias and soffits
  • Outlets and hoppers
  • Parapet and box gutters
  • Downpipes
  • Eaves gutters
  • Valley gutters

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • Height and safe access
  • Roof area

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.

Getting in touch

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • The type of building and roof, such as pitched or flat
  • The address and postcode of the property
  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them

When you’re ready to go ahead, call 07833 053749 or email us. We will suggest a package, agree the price and find a date, weekday or weekend.

What happens on the day

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Wissenden, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Before we arrive

  • Dig out any old roof reports or invoices
  • Keep pets in another room
  • Let us know about parking before the day

What we are asked to look at in Wissenden

Plenty of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and gives plants somewhere to grow.

A survey makes sense if you’ve noticed:

  • Gutters that have fallen out of line
  • Rotten fascias or stained soffits
  • Downpipes that are split or coming away
  • Water backing up from a hidden gutter

Take a building like Bethersden Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What’s in a roof survey

Gutter surveys in Wissenden: local notes

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 4.8 miles east lies Godinton House, a reminder of how long the area around Wissenden has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Pluckley station, the gap between tenancies is a good time to have the roof looked at.

Leave it or get it looked at?

Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. Checking the gutters first helps you spend in the right place. Older and listed buildings around Wissenden may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
