Electronic leak detection in Swattenden

Electronic leak detection in Swattenden: what you get

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current that passes through the membrane only where there is a breach. It can find holes too small to spot by eye so your roofer knows exactly where to repair. The results come in a report with photos. We survey green roofs, flat roof membranes and liquid-applied waterproofing, and people most often book us about stains far from any visible defect and breaches around outlets and penetrations.

Some older homes in villages like Swattenden are listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

What you get is a clear record of the flat roof membrane on the day we saw it. It is useful right away, and a good reference for later, like when you want to compare after future work.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Leaks from walls, copings or rooflights
  • Carrying out the repair work
  • The extent of water in the insulation

If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey before you book. What a survey covers and doesn’t.

What this survey covers

  • Green roofs
  • Commercial flat roofs
  • Single-ply roofs
  • Roof terraces and balconies
  • Liquid-applied waterproofing
  • Flat roof membranes

Common questions in Swattenden

Is Swattenden in the area you cover?

Yes, Swattenden is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or use the contact form and let us know about the property.

How do I find out if my home in Swattenden is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

How much time does ELD need?

It depends on the size of the roof and its build-up. We will give you an idea when we quote.

How does ELD work?

ELD passes a small electrical current across the roof to locate holes in the membrane. A breach lets the current through so we can pinpoint it.

Does ELD work under paving or planting?

Sometimes. It depends on the build-up and the layers above the membrane and parts may need to be lifted. We talk this through first.

What happens on the day

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes a length of time set by the roof’s area and construction, and we’ll give you a guide when quoting. In a hamlet or village like Swattenden, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Preparing for the visit

  • Leave side gates unlocked
  • For flats, check roof access has been agreed
  • Keep pets out of the way during the survey

How the survey changes by roof type

Liquid-applied waterproofing

Liquid waterproofing has no laps, but can still have thin spots or holes. Suitability for ELD depends on the system.

EPDM rubber roofs

Some EPDM membranes conduct electricity which can limit electronic testing. We’ll say if the test will not work.

What a survey costs

We confirm the price for the job before booking. This is what makes a difference:

  • The use of thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • The roof’s overall size
  • Commercial roofs and larger buildings

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Getting in touch

Here’s what helps us most when you contact us:

  • The type of building and roof, such as pitched or flat
  • The address and postcode of the property
  • Any photos you have, taken from the ground or a window
  • When you need the report by

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, ring 07833 053749 or send us an email.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Flat and commercial roofs around Swattenden

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

The streets around a church such as Congregational Church are frequently among the oldest in a place, and if you own one of the older houses nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For site and facilities teams at buildings such as Cranbrook School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
