Electronic leak detection in Kempe's Corner: what you get
Roofs covered with paving, ballast or planting need more thought. What sits on the membrane can affect which method will work and parts may need to be lifted. We will discuss it with you when we quote. Any details of the build-up help because they show what’s under the surface. If testing is not possible, we’ll say so. We survey commercial flat roofs, green roofs and single-ply roofs, and the problems we are asked to look at most are breaches hidden under paving or planting and patched roofs that still leak.
Flat roofs on exposed homes in small places like Kempe's Corner take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.
If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Kempe's Corner questions
Do you cover Kempe's Corner?
Yes, Kempe's Corner is one of the places we work. The survey and report are the same in Kempe's Corner as anywhere else.
Will you come out to Kempe's Corner?
Yes. Kempe's Corner is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Will you repair the leak?
No, our part is finding the breaches. The report gives your roofer the locations.
How do you choose the testing method?
The roof decides the method. You will know which method we plan to use before we start.
Will I get photos?
Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.
Will you go up on the roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where applicable.
How the survey works
The visit has one job: to look at the flat roof membrane as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes longer on a large roof than a small one, with the construction of the roof playing a part too. Older rural homes like those around Kempe's Corner can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- We start by finding out what the roof is made of and where it leaks.
- We confirm whether the roof is suitable for electronic testing.
- The testing method is chosen to suit the membrane and build-up.
- The roof is tested and any breaches are located.
- You get a report showing where each breach is, for your roofer to repair.
Getting ready for the survey
- Have any paperwork from past roof work to hand
- For flats, check roof access has been agreed

Advice
Before and after the survey
Here are a few things we’d tell any owner, before and after a survey:
- Check new waterproofing before handover
- Record dates and spots where water appears
- Have roof specifications to hand
- Keep outlets clear of debris
Wet insulation may need attention after a leak. Your roofer can advise on that, and moisture readings can help.
Make sure contractors protect the waterproofing when fitting equipment. Check the roof after they’ve finished.

What happens if roof problems are left?
Some flat roof leaks come from walls or details. ELD helps rule the membrane in or out so attention can go to the right place. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Flat and commercial roofs around Kempe's Corner
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. The wider area around Kempe's Corner has a long history of building, with Godinton House about 3.8 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark like All Saints’ Church, the joins between later flat roofs and the old walls are where problems normally start. Landlords with a home close to Wye station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For site and facilities teams at buildings such as Lady Joanna Thornhill Endowed Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.
