Electronic leak detection in Ware: what you get

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It uses a small electrical current that passes through the membrane only where there is a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. You get a written report with photographs of each breach found. We are frequently asked to look into damp inside with no sign on the roof and leaking laps in the waterproofing, across single-ply roofs, liquid-applied waterproofing and flat roof membranes.

In a village or hamlet like Ware, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them as you book.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Record dates and spots where water appears
  • Check new waterproofing before handover
  • Keep outlets clear of debris
  • Don’t keep patching the same spot

Wet insulation may need attention after a leak. Your roofer can advise on that and other checks can help judge it.

Clear flat roof outlets regularly. Water that sits on the roof finds breaches faster.

Why act early in Ware

Some flat roof leaks come from walls or details. Testing shows whether the membrane is breached so attention can go to the right place. For an older or listed building in a place like Ware, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.

Flat and commercial roofs around Ware

Ware lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. With Goodnestone Park about 4.3 miles south-west, Ware sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Minster station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Ware is about 6 miles south-west of St Lawrence, in Kent. Roofs in Ware get the same thorough look as anywhere else in Kent. We cover towns and villages across Kent. You can also see our page for Canterbury.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • Fixing the holes we find
  • Areas we cannot reach or that can’t be tested
  • Roofs whose membrane or build-up isn’t suitable

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Green roofs
  • Single-ply roofs
  • Flat roof membranes
  • Roof terraces and balconies

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take more time on a big roof than a small one, with the construction of the roof playing a part too. In a hamlet or village like Ware, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First, you tell us about the roof build-up and where water is showing.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The testing method is chosen to suit the membrane and build-up.
  4. The roof is tested and any breaches are located.
  5. You get a report showing where each breach is, for your roofer to repair.

Ask for a survey

Should I look at the roof myself first?

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Common questions in Ware

Does a conservation area affect roof work in Ware?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Does being near the coast affect roofs in Ware?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How do I book a survey in Ware?

Just phone 07833 053749 or send us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

What happens after the survey?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
