Storm damage roof report in Ware

After a storm, it’s useful to have a clear record of what happened to your roof. We photograph the damage, describe it and note whether it fits storm damage, older wear or both. We’re not loss adjusters and cannot tell you if your claim will succeed. What you get is an independent view of the roof’s condition. If you’ve noticed roofs hit by falling trees and torn or lifted flat roof coverings, we can find out what’s behind it.

In a village or hamlet like Ware, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely. Most surveys take roughly 1–2 hours at a house, and longer if the damage is spread across a large roof. Older rural homes like those around Ware can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with the details: when the storm hit and what damage you can see.
  2. We inspect the roof from safe viewpoints and from the loft where there’s access.
  3. Each area of damage is photographed and described.
  4. We look at whether the damage fits storm damage, older wear or both.
  5. The findings are written up with photographs for you to share with your insurer.

What happens if roof problems are left?

Many policies expect damage to be reported promptly. Let your insurer know early, and check what your policy asks for. An independent report can follow. Older cottages and farmhouses around Ware can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

Ware roofs and the weather

Ware lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, and salt air slowly wears metal fixings. Historic houses like Goodnestone Park, about 4.3 miles south-west, show how far back building in the area around Ware goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

For landlords with property near Minster station, a clear finding on where water gets in helps you brief a roofer straight away.

Common questions in Ware

How do I find out if my home in Ware is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Does being near the coast affect roofs in Ware?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

Is this a RICS survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Is Ware in your area?

Yes. We survey roofs in Ware and the rest of Kent. To book, ring 07833 053749 or send us an email.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

What a survey costs

Several things affect the price of a survey:

  • Extensions, dormers and garages with roofs of their own
  • The size of the roof
  • If the survey needs thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the price for your roof before booking.

Getting in touch

What helps most when you contact us:

  • Anything about access we should know
  • Any marks or damp showing indoors
  • Any photos you have, taken from ground level or a window
  • The type of building and roof, such as pitched or flat

Every survey is priced before it’s booked, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

Practical tips

From years of surveys, a few habits stand out:

  • Look at what your policy says about wear and tear
  • Keep fallen slates or tiles as evidence if safe
  • Note the date and time you first saw the damage
  • Keep receipts for any emergency work

After the visit, we write up the report with photos of each area of damage. It sets out what is damaged, the likely cause and any signs of older wear. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Store invoices and reports for any roof work. They can help show the roof was looked after.
