Ware: your questions answered
Do you cover smaller places like Ware?
We do. A small place gets exactly the same survey as a big one.
Is the coastal weather around Ware hard on roofs?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Ware is within about 5 miles of the coast.
Are you structural engineers?
No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.
What happens after the survey?
You’ll get the report by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.
Do you take photos of the roof?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
Is a flat roof survey the same as a building survey?
No. It is a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and it isn’t a structural engineer’s report.
How a flat roof survey works in Ware
Ponding is often the first sign that something on a flat roof isn’t right. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you’ve noticed splits, cracks and crazing and pools of water lying on the roof, a survey will tell you what’s going on, on mastic asphalt, upstands and outlets and GRP fibreglass alike.
In a small place like Ware, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Flat roof surveys around Ware
Ware lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
For landlords with property near Minster station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What we look for on each type of roof
Rooflights and upstands
Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. The report shows where it’s cracking and how far it seems to extend.
What a survey costs
The price reflects the time and kit the roof needs. That comes down to:
- How big the roof is
- The use of thermal imaging or a drone
- Extra roofs, like extensions, dormers or garages
- Commercial roofs and larger buildings
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
What to tell us when you contact us
Getting the details right at the start saves time. Please include:
- How the loft is reached, if there is one
- Any deadline, such as an exchange date
- Any stains, drips or damp patches you’ve seen indoors
- Pictures of the roof from a safe spot, if you have them
When you’re ready to go ahead, call 07833 053749 or email us. We’ll suggest a package, agree the price and find a date, weekday or weekend.
What a flat roof survey doesn’t cover
A survey is a close look at the flat roof, but it can’t do everything. The main limits are:
- Asbestos testing, which needs a specialist asbestos surveyor
- What’s under the membrane without opening it up
- A structural engineer’s assessment of the deck
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What our survey covers.
What this survey covers
- Single-ply membranes
- Upstands and outlets
- EPDM rubber
- Felt flat roofs
- Mastic asphalt
- GRP fibreglass
The survey, step by step
Every roof is different, but as a rough guide the survey takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. If you have questions on the day, just ask. Rural addresses near Ware can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there’s access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
How to prepare
- Move anything stored under the loft hatch
- Dig out any old roof reports or invoices
- Leave side gates unlocked
Getting a price
A quick phone call is typically the easiest start: call 07833 053749 or use the contact form and we will ask a few questions about the roof. You’ll have a price before anything is arranged.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Common roof problems in Ware
Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.
Here are some of the things we see often:
- Blistering in felt or asphalt
- Gaps at upstands and abutments
- Pools of water lying on the roof
- Signs of deflection in the roof deck
Goodnestone Park lies about 4.3 miles south-west, so building around Ware goes back a long way. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan.
