How a flat roof survey works in East Stourmouth

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey upstands and outlets, GRP fibreglass and felt flat roofs, and people most often book us about raised blisters across the surface and a sagging deck under the covering.

In a small place like East Stourmouth, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

After the visit, you get a report with photographs, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

Flat roof surveys around East Stourmouth

The coast is about 5 miles or less from East Stourmouth, where sea air brings more salt and stronger wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Quex Park lies about 4.7 miles north-east, so building around East Stourmouth goes back a long way. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once. If you let a flat or house near Minster station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. The streets around a church such as All Saints Church are often among the oldest in a place, and if your house is among the older ones nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

East Stourmouth is about 6 miles south-east of Herne Bay, in Kent. If you’re in East Stourmouth, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Our Kent coverage includes East Stourmouth. Our Canterbury page covers surveys nearby.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether old sheeting or boards contain asbestos
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • What’s under the membrane without opening it up

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What a survey covers and doesn’t.

Roofs we survey in East Stourmouth

  • EPDM rubber
  • GRP fibreglass
  • Single-ply membranes
  • Felt flat roofs
  • Mastic asphalt
  • Upstands and outlets

Different roofs, different checks

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.

What happens on the day

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around East Stourmouth frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We check the roof from wherever it can be seen safely.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. The findings are written up with photographs and recommendations and emailed to you.

How we price flat roof surveys

When we price a survey, we consider:

  • Features like valleys, chimneys, dormers and parapets
  • Extensions, dormers and garages with roofs of their own
  • Building height and the viewpoints available
  • Whether thermal imaging or a drone is needed

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Helping us price your survey

A few details help us recommend the right survey and price. When you contact us, tell us:

  • Any deadline, such as an exchange date
  • The property’s address and postcode
  • Access details, like a loft hatch or a shared roof
  • What’s prompted the survey

Not sure which survey you need? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

What you can safely check yourself

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Your questions about flat roof surveys in East Stourmouth

Is my home in East Stourmouth listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do roofs near the sea, like those around East Stourmouth, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

How many years has my flat roof got left?

There is no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

Which flat roof coverings do you cover?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.

Are you structural engineers?

No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the visit with that in mind.

Freeholders and residents’ companies use a roof report to plan and budget.
