Flat roof survey in Sarre: what you get

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. We survey felt flat roofs, GRP fibreglass and mastic asphalt, and people most often book us about outlets that hold water back and splits, cracks and crazing.

Older buildings in small places like Sarre may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

What affects the price in Sarre

To price your survey, we look at:

  • The package you choose: Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • Extensions, dormers and garages with roofs of their own
  • Chimneys, valleys, parapets and other details

Every price we give includes VAT, and the report is not charged as an extra. Flat roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

A little information up front helps. Please include:

  • Dates you are working to, like exchange
  • Any stains, drips or damp patches you’ve seen indoors
  • Anything about access we should know
  • Pictures of the roof from a safe spot, if you have them

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.

What we do, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Cottages and farmhouses around Sarre frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Advice

Your questions about flat roof surveys in Sarre

Will you come out to Sarre?

Yes, Sarre is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does being near the coast affect roofs in Sarre?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Can you survey any kind of flat roof?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.

How long does the survey take?

It normally takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. You will then get the report by email, on the timescale of your package.

Can you find where water is getting through my flat roof?

We check the covering and every detail where leaks commonly start, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

Can you tell me how long my flat roof will last?

We don’t put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.

Common roof problems in Sarre

The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.

Typical things we’re asked to look at include:

  • Pools of water lying on the roof
  • Dips that suggest the deck is deflecting
  • Blisters and bubbles in the covering
  • Cracked or split membrane

Landlords with a home close to Minster station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Before booking any roof surveyor

  • Whether any drone flown is registered with the CAA
  • What the report includes, and whether it has photographs
  • When you’ll get the report
  • How much experience they have with roofs like yours

What to expect from a roof survey

Flat roof surveys around Sarre

The coast is about 3 miles or less from Sarre, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. About 4.1 miles north-east lies Quex Park, a reminder of how long the area around Sarre has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings like St Nicholas At Wade Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For an older house near a landmark like Church of Saint Nicholas, the flat roofs on later extensions tend to wear out long before the main roof.

Sarre is about 5 miles south-east of Herne Bay, in Kent. Roofs in Sarre get the same thorough look as anywhere else in Kent. Our area takes in places right across Kent, from the larger towns to small villages. There’s also a page for Canterbury.

Different roofs, different checks

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photos.

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.

Landlords, agents and block managers in Sarre

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

What this survey can’t tell you

A survey is a proper look at the flat roof, but it can’t do everything. Its limits include:

  • An exact number of years the roof has left
  • The condition of the deck or insulation hidden under the covering
  • Whether old sheeting or boards contain asbestos

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What a survey covers and doesn’t.
